GMC Cx is actively searching for an independent and entrepreneurial minded individual with a passion for building construction and operation to help us impact and improve the design and construction industry.

Direct experience managing and executing the commissioning (Cx) process, as a third-party commissioning agent (CxA), is essential to the role of Project Manager. With this experience comes intimate knowledge of the commissioning process as is related to regulations, local building codes, sustainability requirements, and industry guidelines. As a dynamic and rapidly growing company, we can offer you the opportunity to have a large impact on our organization as we grow to the next level.
- Project Manager Objectives and Goals:
- Project Manage approximately $350k in revenue per year
- For highly qualified individuals with relevant experience, we expect the learning curve to become proficient in the GMC Commissioning systems and culture to take about 6 months.
DUTIES AND ESSENTIAL FUNCTIONS
- Project management
- Quality Control- review PFCs and FPTs for your projects
- Provide feedback on select fee calcs, and assist with Quality Control Review of proposals
- Design reviews including OPR, BOD, Drawings, and Specifications
- Review of submittals, RFIs, and shop drawings
- Developing Commissioning Plans
- Developing project specific test scripts including Pre-Functional Checklists (PFC), Functional Performance Tests (FPT), and Integrated Systems Tests (IST).
- Understanding/experience with Monitoring-Based Commissioning (MBCx)
- Onsite execution/witness of test protocols
- Running commissioning meetings, capturing and delivering meeting minutes to the project team.
- Documenting Commissioning Issues and managing their resolution.
- Developing commissioning reports
- Developing systems manuals and operational & maintenance (O&M) manuals.
- Developing Current Facilities Requirements (CFR)
- Technical knowledge of system design, installation, operation and maintenance in the following areas:
- Mechanical Systems (HVAC)
- Electrical Systems
- Plumbing System
- Process Systems
- Controls and Automation
- Building Automation Systems (BAS, BMS, Etc.)
- Building Envelope
- Client and team management.
- Retro-Commissioning (RCx) and Energy Auditing of existing buildings.
- Navigation of various Building Automation Systems (BAS)
- Full-time work
- Constant communication
- Local travel and some long-distance travel to jobsites. Vehicle, driver’s license, and insurance required.
- Occasional work on a Saturday, typically scheduled a few weeks in advance
- Climbing up and down ladders
- Maintaining balance in all situations
- Stand and walk for long periods of time on jobsites
- Conducting yourself safely on jobsites and complying with the Contractors’ job-specific safety requirements
- Utilizing Facility Grid software for commissioning projects (training will be provided)
- Strategic development in the bay Area, with the goal of expanding GMC Commissioning’s geographic footprint.
- Providing technical engineering advice regarding planning, design, construction, and facility operation to clients.
- Identification and resolution of complex issues and/or business issues, including process’, materials, and systems.
- Facilitation of team decision making, especially with respect to choosing optimal solutions to problems that require multi-factor considerations.
- Building bridges between the architect, engineer, owner and contractor to enable open, honest and transparent communication and alignment throughout the project lifecycle.
- Strategic coordination of MEPF project team members and systems.
