What are the responsibilities and job description for the Maintenance Supervisor Jacksonville Apartments position at GMC Property Management?
We have a great opportunity for a motivated and knowledgeable Maintenance Supervisor to join our company, GMC Property Management. We are a family owned and managed company that has been in the multi-family industry for over 30 years. We are looking for a hardworking Maintenance Supervisor with a minimum of 3 years in the maintenance industry with fantastic customer service and time management skills.
ESSENTIAL FUNCTIONS
- Performing various maintenance repairs in electrical, plumbing, pool, masonry, carpentry, painting, building exteriors, and appliances
- Inspect sites regularly to identify problems and necessary maintenance.
- Maintain all inventory and equipment, as well as ensure proper storage.
- Conduct preventative maintenance work.
- Schedule make readies and vendors with the Property Manager
- Complete work orders and follow up with residents as needed
- Complete and schedule preventative maintenance
- Ensure all make-ready repairs and services are completed effectively and on schedule
- Maintain curb appeal with grounds work such as grounds pick up and common area cleaning
- Weekly supply ordering while maintaining the property’s monthly budget
- Perform on-call emergency services and repairs as required
- Represent the company in a professional manner at all times.
- Perform other related duties and responsibilities as required.

REQUIREMENTS
- Three years of supervisory maintenance experience preferred
- Willing to rotate 24-hour emergency maintenance on-call
- Possession of valid driver’s license and up to date vehicle insurance OR reliable transportation
- EPA Certification is required
- Prior to employment pass criminal background screening
PHYSICAL DEMANDS & WORK ENVIRONMENT
- Work involves daily exposure to weather elements including heat, cold, humidity, wind and precipitation.
- Frequent contact with residents in and outside of their apartment homes including those with disabilities
- Must be able to lift up to 50 pounds, walk up and downstairs, stand, sit, bend, twist, stoop, kneel, use fingers and hands, and able to walk the property in its entirety.
- Must be able to work independently or as part of a team, as needed.
