GMH Communities is a vertically integrated real-estate company specializing in the acquisition, development, and management of exceptional living communities throughout the United States. GMH Communities is looking to hire a Leasing Specialist for its operations team.
Reports Directly To: Regional Leasing Manager
Job Purpose:
The Leasing Specialist is responsible for all aspects related to leasing, marketing, and overseeing training at the property for a portfolio of student, conventional, and innovative properties throughout the US. The Leasing Specialist will work closely with the Regional Leasing Manager and Property Manager to deliver effective marketing plans, analyze effective rents and concessions, drive prospect traffic, close leads, and reach occupancy goals.
- Onboard and train all leasing staff to ensure compliance with corporate procedures, fair housing laws, social media guidelines, and marketing initiatives.
- Assist the General Manager’s in the recruiting, interviewing, hiring, and training of all on-site staff.
- Ensure effectiveness of staff through ongoing training, evaluation of metrics, and curriculum for leasing.
- Assist in the development of marketing plans and leasing strategies/programs designed to meet occupancy goals, identify trends, and improve leasing initiatives
- Analyze and track lead sources and traffic of prospective residents by utilizing effective marketing techniques.
- Audit and review all lease, guarantor, and data entry processes to ensure accuracy
- Ensure all daily and weekly leasing reports and pricing recommendations are submitted in a timely basis to SR Ops and Partners.
- Develop and implement the annual strategic marketing plan and annual budget with assistance from General Manager
- Oversee the planning, preparation, and implementation of all leasing events, retention events, and community events
- Ensure follow-up activities take place for all prospective residents in accordance with established policies and procedures.
- Drive and maintain social media campaigns, online advertising sources, and print media
- Lead new development leasing efforts and strategy for the lease-up year.
- Detailed understanding of each local market and competitive set
- Research direct and indirect comparables in the market to understand leasing velocity, rental rates, promotion; weekly survey market report
- Identify market issues to detect trends and recommend adjustments to the marketing and leasing strategy to maximize the occupancy of each property
- Develop sales and marketing strategies to generate traffic and reach achieved occupancy goals
- Maintain excellent customer service
- Conduct daily follow up to ensure areas of resident concerns are addressed and have been handled
Characteristics and Qualifications:

- 2 years of experience in the apartment or hospitality industry
- Active knowledge of online Social Media and social presence avenues
- Experience with analyzing rents and pitching concessions within a pricing model
- Experience with event planning and property or product marketing
- Experience managing vendors and property or product budgets
- Experience with financial reporting, budgeting, and accounting
- Availability to work some nights and weekends as necessary
- Availability to travel up to 80%
- Superior customer service and communication skills
- Must display strong leadership skills and the ability to solve day to day problems
- Proficient with Microsoft Office Suite
- Entrata and OneSite experience preferred
- Requirement: Travel and support on-site teams, during turn in July-August
