Job Summary
GNR Equities and Industrial is a vertically integrated real estate investment company. Established in 2003 and headquartered in Philadelphia (PA), GNR acquires, develops, and manages real estate assets in the U.S. Eastern coast.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manage real estate investment workflows by identifying and executing capital deployment opportunities, such as value-add redevelopments and acquisitions of commercial industrial properties. Underwrite deals that fit the company’s investment criteria by conducting market research and creating proforma financial models for value-add and stabilized investment opportunities. Prepare investment memos and other presentations for senior management and the Investment Committee. Conduct due diligence procedures on sourced deals and negotiate deals to closing.
REQUIREMENTS
· Bachelor’s degree in accounting, Finance or Economics or related business field.
· 2 years’ experience in the Real Estate industry, preferred Industrial experience.
· Ability to effectively present information to senior management, executives and other key stakeholders.
· Ability to create marketing materials to present to upper management.
· Good writing skills
· Ability to source deals through individual initiative.
· Ability to create relationships with brokers and demonstrate ability to source deals.
· Experience with financial statements.
· Self-motivated and results oriented.
· Ability to comprehend, analyze, interpret and create real estate documents including, but not limited to LOIs, RFPs, property offering memorandums, market reports and tenant leases.
· Strong knowledge of financial concepts such as net present values, internal rates of return, cap rates, etc.
· High degree of proficiency with cash flow models using Argus (experience strongly preferred) and Microsoft Excel.
· Other software knowledge to include Microsoft Word, Outlook, Internet Explorer, Google Earth, and Adobe Acrobat.
· Ability to manage multiple tasks while still meeting deadlines.
· Excellent communication and analytical skills with strong attention to detail.
· Ability to be a team player and work in an entrepreneurial environment.
· Knowledge of commercial real estate markets and trends with a strong desire to grow and learn in the real estate investment business.
Job Type: Full-time
Pay: $90,000.00 - $120,000.00 per year
