Basic Functions:
Assists Community Service Manager in preserving and maintaining physical facilities and grounds within the community so they are safe and aesthetically appealing to residents and prospective residents. Assists in other types of maintenance as needed.
Compensation:
Experience: A minimum of one-year previous experience in a property management maintenance, or other building maintenance.
Education: A high school education or equivalent is required. This position requires the ability to write and read English.
Essential Functions:
1 Provide service to residents in a prompt and professional manager.
2 Maintains good relationship with residents through quality customer service and consistent application of Company policies and regulations.
3 Provides repair work on vacant apartments in a timely fashion, including painting and turning the unit to have it market ready on a timely manner.
4 Complete service requests on a daily basis.
5 Completes preventive maintenance.
6 Performs on-call duty for emergencies or when assigned.
7 Must be able to diagnose problems and repair all major systems, including Plumbing, Major appliances, general carpentry, basic Electrical and landscaping.
8 Must have knowledge of HVAC troubleshooting air conditioning and be able to use all types of hand power tools, Freon recovery machinery, air condition gauges and vacuum pumps.
9. Must have knowledge on Plumbing, Electrical, Installation (doors and windows), Carpentry work, Roofing and siding
10. Personal tools requiered
11. Will be responsible to work orders, document work done and close the Work Orders in AppFolio with provided equipment to do so.

Physical Requirements:
This position is very active and requires standing, walking, bending, kneeling, stooping, crawling, and climbing all day. Must frequently move items over 75 pounds.
Attendance
This position requires the ability to work any of the seven days of the week, must be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.
Employees must furnish their own transportation.Responsibilities:
- Supervise and coordinate the maintenance team to ensure efficient operations
- Utilize App-Folio to track and schedule maintenance tasks
- Lead and participate in the repair and maintenance of equipment, machinery, and facilities
- Fabricate and install parts as needed
- Conduct regular inspections to identify maintenance needs and address them promptly
- Respond to maintenance requests from various departments in a timely manner
- Provide excellent customer service to internal stakeholders
Requirements:
- Proven experience in a maintenance role, preferably in a leadership position
- Proficient in various maintenance techniques, including troubleshooting, repair, and fabrication
- Strong problem-solving skills and attention to detail
- Good communication and interpersonal skills
- Ability to prioritize tasks and work efficiently in a fast-paced environment
