We’re seeking a skilled and dependable Self-Storage Facility Technician to help maintain the appearance, functionality, and safety of our properties. This role is vital to ensuring our facilities are well-maintained, secure, and welcoming. You’ll perform a variety of technical, mechanical, and preventative maintenance tasks, contributing directly to our operational success and customer satisfaction.
Key Responsibilities
- Conduct daily facility inspections to identify maintenance needs and safety concerns.
- Complete preventative and corrective maintenance work orders in a timely and professional manner.
- Maintain the cleanliness of offices, restrooms, storage units, and common areas.
- Clean and prepare vacated storage units, including removing abandoned items and ensuring readiness for the next tenant.
- Maintain accurate inventory of tools, materials, and supplies; restock as necessary.
- Perform basic electrical, plumbing, and carpentry tasks, including lighting repairs, painting, and wall patching.
- Respond to and manage emergency maintenance issues, such as shutting off valves or handling drainage and sewage issues.
- Operate and test fire alarms, security systems, and lighting timers.
- Assist in the auction process by cutting locks and photographing units.
- Collaborate with vendors and contractors for more advanced repair needs.
- High school diploma or equivalent.
- 2 years of experience in general maintenance, construction, or related fields.
- Semi-skilled in electrical, plumbing, or carpentry trades.
- Valid driver’s license and clean driving record.
- Comfortable using Microsoft Outlook; experience with ServiceChannel is a plus.
- Strong problem-solving and time-management skills.
- Ability to work independently with minimal supervision.
- Excellent communication and organizational skills.
- Full-time, non-exempt position (typically 40 hours/week).
- Schedule may include weekends, holidays, and occasional overtime.
- Travel required between local stores for operational needs.
This role requires work in both indoor and outdoor environments:
- Indoor: Office, storage units, and maintenance areas.
- Outdoor: Groundskeeping, inspections, and security tasks—performed in all weather conditions.
- Exposure to moderate-to-high noise levels, dust, and occasional hazardous materials.
- May involve work in confined spaces or at elevated heights (ladder safety protocols apply).
- Use of PPE and adherence to safety procedures is mandatory.
- Frequently lift and move up to 50 lbs (occasionally up to 75 lbs).
- Stand, walk, bend, and stoop for long periods.
- Climb ladders and work at elevated heights (6 ft and above).
- Operate power tools and equipment safely.
- Maintain agility and stamina to respond to emergency situations quickly.
