We are looking for a driven Analyst to join our Acquisitions & Investment team in our Philadelphia, PA office.
About Your Position
As an Analyst, you will play a crucial role in identifying and evaluating self-storage acquisitions opportunities while contributing to our growth and market expansion initiatives. This role requires a detail-oriented individual with strong analytical skills and a passion for real estate.
Analyst Responsibilities
- Assist in identifying, evaluating, and underwriting self-storage acquisition opportunities.
- Develop detailed financial models to assess investment potential, including cash flow projections, cap rates, IRR, and sensitivity analyses.
- Conduct market research and competitive analysis to support investment decisions.
- Prepare investment memos and presentations for internal review and investment committee approval.
- Support the due diligence process for acquisitions, including financial audits, lease reviews, site visits, and third-party report coordination.
- Assist in negotiating purchase agreements, financing structures, and closing transactions.
- Work closely with legal, finance, and asset management teams to ensure smooth acquisitions.
- Evaluate land opportunities and redevelopment projects for self-storage development.
- Assist in zoning, entitlement, and permitting processes to support development initiatives.
- Collaborate with architects, engineers, and construction teams to monitor project feasibility and costs.
- Track development pipelines and ensure projects stay on schedule and within budget.
- Monitor the performance of recently acquired and developed properties.
- Assist in tracking key performance indicators (KPIs) for investment performance.
- Identify value-add opportunities, including operational efficiencies, rental rate optimization, and expansion potential.
- Assist in developing market expansion strategies based on demographic, economic, and industry trends.
- Collaborate with asset management to maintain and update financial models that support capital allocation and portfolio management.
- Stay informed on self-storage industry trends, financing structures, and macroeconomic conditions that impact investment decisions.
