Job Responsibilities:
Warehouse & Site Sourcing
- Responsible for sourcing warehouse and site resources across the U.S. to ensure they meet the company's business development needs.
- Assess the feasibility of potential warehouses and sites based on market trends and provide decision-making support.
Warehouse Management
- Oversee insurance, qualifications, and fire safety compliance for all warehouses, ensuring adherence to local laws and regulations.
- Monitor warehouse fire safety inspections and coordinate necessary corrective actions.
Landlord & Broker Communication
- Establish and maintain good relationships with landlords and real estate brokers to facilitate smooth lease negotiations.
- Negotiate rental prices with landlords based on market rates to reduce operational costs.
Market Research & Cost Control
- Continuously track and analyze market trends in warehouse and site rental prices to provide strategic recommendations.
- Implement cost-control strategies to improve resource utilization and optimize warehouse layout.
Job Requirements:
- Extensive experience in commercial real estate, warehouse site selection, or the logistics industry, with a strong understanding of the U.S. market.
- Excellent negotiation skills and business communication abilities, capable of independently handling lease negotiations and contract management.
- Familiarity with legal regulations related to warehouse operations, including insurance and fire safety compliance.
- Strong analytical and logical thinking skills, with the ability to conduct market research and develop optimization plans.
- Willingness to travel nationwide for site visits as required by business needs.
- Strong teamwork and cross-department communication skills.
Preferred Qualifications:
- Experience in commercial real estate leasing or logistics real estate is preferred.
- Background in real estate negotiations, warehouse operations management, or supply chain management is a plus.
- Fluency in English and Chinese.
