Job Description :
We are seeking a dedicated and skilled Property Management Field Maintenance Specialist to assist in ensuring that our properties are always move-in ready. This role requires an individual who is proactive, hands-on, and capable of troubleshooting and performing a variety of maintenance tasks to ensure the highest level of functionality and safety for our residents and properties. The role will also require on-call availability as needed for emergency maintenance situations.
Key Responsibilities :
- Assist with all unit turns by performing routine maintenance, repairs, and ensuring that all properties are move-in ready for new tenants.
- Troubleshoot and diagnose basic maintenance issues, determining whether repairs can be self-performed or require third-party vendor engagement.
- Establish accurate cost estimates for repairs and necessary maintenance work.
- Perform or oversee the installation of new appliances and fixtures as needed.
- Maintain detailed records of all maintenance inspections using a software reporting system, documenting move-ins, move-outs, and ongoing maintenance requests.
- Communicate effectively with clients, residents, and owners, providing clear and concise updates on the status of repair requests and any issues that arise.
- Track and manage all maintenance tickets through a ticketing system, ensuring proper allocation and follow-up of each issue until resolved. Provide regular status updates to stakeholders.
- Build and maintain strong relationships with vendors, ensuring that contracted services meet company standards. Manage vendor performance, communicate requirements, and handle any issues or escalations as they arise.
- Ensure appropriate vendors are assigned to maintenance tasks based on expertise, availability, and cost-effectiveness. Monitor vendor responses and escalate any delays or service failures to the management team.
- Adhere to all South Carolina safety laws and regulations to ensure safe working environments and practices.
- Ensure timely completion of all service requests and maintenance tasks to support optimal property operations.
- Collaborate with third-party vendors and contractors to ensure quality and timely completion of repairs or specialized work when necessary.
- Use basic computer software programs to document work, schedule tasks, and communicate with team members and residents.
- Be available on-call as needed for emergency maintenance situations, responding promptly to after-hours or urgent repair requests.
