Property Manager - Residential
Reporting to the Regional Property Manager, the Property Manager will be responsible for the day-to-day management and successful operation of one or more multifamily residential buildings located throughout the Buffalo Metropolitan Area. In addition, the Property Manager will be a key contributor and leader as part of the Buffalo portfolio management team.
Property Manager Duties Include:
- Proactively managing, administering and maintaining all building(s) operations to exceptional level; prioritizing tenant relations and safety, consistent building performance and very low vacancy rate.
- Leading a team of property-level professionals and ensuring that they follow a clear plan of action with no gaps and making sure that there is no downtime in case of staff turnover.
- Helping to build very strong tenant relationships, incentives and programs and making sure that all staff is trained to follow these programs and encouraged to develop tenant relationships.
- Assisting the Regional Property Manager with the preparations of capital and expense budgets and maintaining efficient processes for capital and expense management, property reporting, preventative maintenance and competitive purchasing practices.
- Leading the leasing efforts for all assigned buildings and ensuring that all operational goals are met.
- Leading the marketing efforts by offering innovative ideas and execution for tenant retention/renewal programs, promotions and leasing advertising.
- When required, leading capital and/or operational projects by reviewing specifications, developing scope, selecting vendors, negotiating service contracts and monitoring vendor performance and project status until successful completion.
- Ensuring that day-time and after-hours emergencies and tenant requests are handled quickly, effectively, and with strong follow-through on a 24/7/365 basis.
- Monitoring rent collections, Accounts Receivable and Payable and quickly identifying potential and actual gaps in income and establishing effective action plans to bridge them.
- Developing thorough understanding of site and unit layouts, property features and areas of concerns. Visiting property amenities, common areas and vacant units regularly to ensure that all comply with the highest standard of cleanliness, reliability and safety.
- Collaborating with the local community to ensure a high level of engagement and understanding of neighborhood trends, risks and opportunities.
- Assisting the Regional Property Manager and Senior Management with developing new processes and leading a wide range of initiatives and pilot projects in collaborating with other head-office and property level staff. Working closely with the Regional Property Manager on other tasks, as required, and executing assigned tasks and initiatives with precision, urgency and care.
Property Manager Qualifications:
- Motivated leader with minimum of three years of property management experience with a comparable organization; strong preference given to residential multifamily real estate industry experience.
- Clear understanding of and compliance with federal and state landlord-tenant laws and Fair Housing laws and standards.
- Bachelor degree preferred
- Proficiency in Word, Excel, PowerPoint and Outlook; familiarity with Rent Manager an asset
- Possession of good contacts within the Buffalo real estate industry an asset.
