What are the responsibilities and job description for the Finish Superintendent position at Goldberg Companies/GCI Residential?
GCI Residential is a multi-family real estate development company with its development and construction teams located in Cleveland, Ohio and Charlotte, North Carolina. GCI focuses on the ground-up development, construction and management of high growth markets located in Ohio, North Carolina, South Carolina, Florida and Tennessee. We are currently seeking a Construction Superintendent to join our construction team in (Location) at our new (Property) apartment build.
What you will do:
Estimating, buying and budget management
- Possess negotiating and cost estimating skills, including:
- Knowledge of alternate construction methods and/or materials
- Follow-up to obtain unit cost information necessary for selection of products, finishes, building designs, appliances, mechanical systems, etc.
- Be responsible for verifying all monthly construction draw progress reports and maintaining project quality control
- Be responsible for verifying all change order and allowance item costs
- Managing changes in project scope to ensure that the most contemporary contract documents are being used at all times to prevent avoidable rework
- Administering contracts, subcontracts, purchase orders and other agreement to ensure that the scope, terms and conditions are consistently and proactively being met
Initial project scheduling and schedule management
- Be capable of developing, managing, and executing a progressive construction schedule from site work to project turnover
- Be skilled in solving field problems that arise. This will include:
- Investigation of alternatives that will maintain desired quality while minimizing cost impact.
- Communicating these alternatives to GCI Construction and owner representatives.
- Follow-up on the implementation of desired program.
- Managing the day-to-day field activities to ensure that the project milestone dates and overall schedule completion date is met
- Creating short-interval look-ahead project schedules that make sure that upcoming events are communicated, tracked and are being proactively attended to
- Managing the punch list and project closeout process to assure timely completion
- Be fully knowledgeable of the individual subcontractors construction status and progress
- Managing and coordinating the work to ensure that it is constructed in an orderly and deliberate manner that is consistent with the standard-of-care set forth in the contract documents that is viewed by industry as an effort that is consistent with best-practices standards
- Establishing and maintaining all dimensional controls for the project to include the use of third party survey and layout personnel when appropriate
- Verifying that all work is installed in a workmanlike manner (i.e.: plumb, level, straight, etc...)
- Manage and look-ahead no less than two weeks to proactively identifying issues that could lead to problems and facilitate solutions
Education
- AS degree in Construction Management or similar or a Journeyman status in a building trade (i.e. Carpenter) AND no less than 5 years of progressive responsibility supervising construction
Experience
- Minimum 10 years’ experience in the construction industry with a commercial and/or institutional general contractor engaged in general building and civil construction
- A minimum of 5 years of experience in government contracting.
- Previous supervisory experience strongly preferred.
Required Skills
- Knowledge of construction procedures, building codes, construction procedures, estimating, and scheduling practices.
- A demonstrated understanding of construction means and methods associated with the construction of multi-family and commercial projects, and site work related thereto
- A working knowledge of civil, architectural, mechanical and electrical work
- The ability to effectively communicate both in the English written and spoken word
- Proficiency with spreadsheets, Email and other software used in the construction industry
- Current safety credentials to include OSHA 30 (a grace period of up to six months may be allowed to obtain stated credentials).
- Ability to hold Subcontractor’s responsible for their subcontract obligations
