We are seeking a dynamic and highly organized Property Manager to oversee the day-to-day operations at ParkSouth at Deerwood, located in Jacksonville, Florida. The Property Manager will be responsible for managing all aspects of property operations, ensuring the community is well-maintained, financially successful, and that tenant needs are met with professionalism and efficiency.
Key Responsibilities:
- Oversee the daily operations of ParkSouth at Deerwood, including managing resident relations, maintenance, and leasing activities.
- Ensure the property is maintained to the highest standards, including overseeing routine inspections, repairs, and preventive maintenance programs.
- Maintain and enforce the property’s policies and procedures in accordance with company standards.
- Manage and supervise a team of on-site staff, ensuring their tasks are completed efficiently and in a timely manner.
- Handle resident inquiries, concerns, and service requests promptly and professionally.
- Manage leasing activities, including marketing vacant units, conducting property tours, and facilitating lease signings.
- Develop and manage the annual property budget, including forecasting expenses, approving expenditures, and ensuring the property operates within budget.
- Monitor rent collection, account receivables, and ensure accurate financial reporting.
- Collaborate with vendors and contractors to ensure service quality and cost-effectiveness.
- Ensure compliance with all local, state, and federal laws and regulations related to property management.
- Regularly report property performance to senior management and implement strategies to improve property value and tenant satisfaction.
Qualifications:
- Minimum of 3 years of experience in property management, preferably in residential communities.
- Strong knowledge of property management software and Microsoft Office Suite.
- Excellent communication, interpersonal, and customer service skills.
- Strong organizational and time-management abilities.
- Ability to handle multiple tasks and work in a fast-paced environment.
- Knowledge of local, state, and federal housing regulations.
- Experience in budgeting and financial management.
- Ability to lead and motivate a team.
- Valid driver’s license and reliable transportation required.
- Bilingual (Spanish) is a plus, but not required.
Education/Certification Requirements:
- High school diploma or equivalent required.
- A degree in Business, Real Estate, or related field is preferred.
- CAM (Certified Apartment Manager) or other property management certifications are a plus.
