We are growing! Golden Rule Real Estate & Property Management is looking for a Full Time Assistant Property Manager to conduct showcases and inspections while qualifying prospective clients. The Assistant Property Manager is a full-time position that reports directly to the Property Manager. Day-to-day responsibilities include follow up on calls and email to prospects, team members and clients, driving to different rental properties for inspections, tours and showcases and meeting in person with prospective clients. Additionally, the Assistant Manager will handle sensitive conversations professionally, complete the administration of qualification and notice posting as well as support all team members to complete assignments timely.

The Assistant Manager will work through the entire life cycle of property management including processing new renters and inspecting properties for all the 3 types of on-site assessments including Move In, 6 Month and Move out. Your time management skills should be used to get to and from various properties while still completing all your projects leading to success in this role.

The Assistant Manager will be responsible for the following:

  • Meet with prospective tenants to qualify, make recommendations, and advise on rental process to enhance client experience.
  • Respectfully and directly conduct sensitive discussions as pertains to prospects ability to qualify re. financial and criminal histories.
  • Daily conduct rental tours with prospective clients.
  • Proactively prioritize and complete the day-to-day projects as assigned.
  • Answer incoming calls and greet prospects.
  • Conduct 6 Month, Move In and Move Out inspections of rental properties ensuring to document, photograph, and capture details in project management systems to for other team members use.
  • Assist with processing applications, qualify applications, running backgrounds, verifying income etc.
  • Assist with date entry for property management and community association management including payables in support of the bookkeeper
  • List rentals in MLS and management software as they become available and assist with marketing efforts including but not limited to logo’ing photos, creating marketing materials etc.
  • Prepare violations notices for community association management and update management software as appropriate
  • Conduct inspections of association communities and report back to LCAM on violations with documentation
  • Assist with trash removal, showcase light cleaning such as vacuuming and other site preparation as required.
  • Prepare and punctually attend all meetings as assigned
  • Assist in office with administrative and support tasks as assigned
  • Assist with trashing out properties as needed (need to be able to lift at least 30 lbs) and do touch up cleanings as needed
  • Other duties as assigned

Requirements include:

· Experience with having sensitive/difficult conversations -2 years minimum

· Possess excellent time management skills

· Experience using tablet and on-site technology to document and photograph for detail collection- 2 years minimum.

· Excellence in observing / assessment and documenting those details

· Professional familiarity using a wide variety of online solutions for business including project management software

  • Physically able to lift up to 30lbs, stand for extended periods of time and use stairs every day.
  • Demonstrate strong verbal and written communication skills.
  • Display professionalism and patience in all interactions.
  • Must be 21 years old and have a clean driving record.

Preferred, but not required:

· Experience conducting 1-1 site tours, inspections or showcases of residential properties

· Community Association experience

· Residential rental and or property management experience

· Residential inspection experience

Compensation: Golden Rule offers a competitive pay scale for this full time (35-40 hours a week) position pays $19-20 an hour dependent upon experience. The position works a regular schedule of 8:30am to 4:30 pm – Monday through Friday.
