What are the responsibilities and job description for the Painter position at GoldOller?
The Painter is primarily responsible for performing unit turns to prepare apartments for new residents. This includes painting, repairing, and ensuring each unit meets community standards and is move-in ready. The Painter also supports the property's maintenance team with various tasks, including corrective, preventative, routine, emergency, and cosmetic maintenance as needed. The Painter will work between two GoldOller properties in the Laurel and Largo area, under the direction of the Service Manager and Community Manager.
Pay: $19 - $21/hr

Essential Duties & Responsibilities
Unit Turn Maintenance
- Complete unit turns efficiently and to a high standard, ensuring units are move-in ready.
- Prepare vacant units, including painting, patching walls, and performing minor repairs.
- Maintain an updated make-ready board in coordination with the Community Manager.
- Conduct quality control checks to ensure unit readiness.
Community Maintenance
- Complete resident and management service requests for painting and touch-ups.
- Conduct repairs and touch-ups in community common areas, building exteriors, and individual units.
- Adhere to all key control policies and maintain the security of community spaces.
- Keep the maintenance shop organized and fully stocked while following OSHA guidelines and safety standards.
Customer & Resident Relations
- Deliver exceptional customer service to residents and maintain responsive communication.
- Represent the community professionally and positively to residents, visitors, and vendors.
Education/Experience
- High School Diploma or Equivalent.
- Basic computer skills; familiarity with property management software is a plus.
- Knowledge of Fair Housing Laws and OSHA requirements preferred.
- Previous painting or maintenance experience in multifamily or similar property settings is preferred.
Physical Requirements
- Must be able to stand, walk, reach, and use hands for extended periods.
- Ability to stoop, kneel, crouch, or crawl as needed.
- Must be able to lift and carry up to 50 pounds.
