The Position:
The Superintendent collaborates closely with the Project Manager and assumes responsibility for the day-to-day operations of all activities on the construction project(s), ensuring adherence to schedule, budget, and quality requirements. This role demands a proactive approach to leadership, embodying our core values of humble, hungry and smart to foster a positive company culture and cultivate a collaborative and supportive work environment.
Core Responsibilities:
- Establish and manage secure field offices on jobsites.
- Maintain document control onsite per Corporate Procedures.
- Assist in writing and reviewing Scopes of Work and bid procurement.
- Review contracts, submittals, and installation documents for compliance.
- Ensure all permits are obtained for work commencement.
- Maintain daily logs and document construction progress.
- Prepare material lists and coordinate deliveries.
- Participate in Construction Level 10 meetings and provide updates.
- Ensure work compliance with plans, specs, and safety standards.
- Coordinate materials testing and required inspections.
- Manage closeout, punch list, and commissioning activities.
- Address issues promptly and document critical conversations.
- Implement company policies and procedures.
- Mandatory onsite presence during all work activities.
- Ensure adherence to safety standards and conduct toolbox talks.
- Notify management of accidents or near misses and assist in investigations.
- Manage self-perform personnel, ensuring productivity and quality.
- Communicate company goals and policies to field personnel.
- Work with Project Manager to develop and maintain project schedules.
- Coordinate subcontractors, vendors, and suppliers.
- Read, interpret, and manage subcontractor Scope of Work.
- Approve and manage subcontract changes.
- Resolve subcontractor disputes and hold them accountable.
- Communicate project status and resolve client concerns.
- Foster an inclusive work environment and support employee growth.
- Identify talent and lead by example in professional behavior.
- Maintain a positive work environment and encourage feedback.
Qualifications:
- Proven experience as a Construction Superintendent, preferably in multi-family housing communities.
- In-depth understanding of construction procedures, materials, and project management principles.
- Familiarity with quality and health and safety standards.
- Outstanding communication and negotiation skills.
- Excellent organizational and time-management skills.
- Completed OSHA 30 Safety Course.
- Computer competency in Email, Word, Excel, and Scheduling software.
