The Turnover Manager plays a critical role in the leasing process by ensuring rental units are properly prepared and presented for new tenants. We are looking for a Turnover Manager that is responsible for managing unit turnovers, conducting inspections, coordinating and assisting with marketing efforts to maximize occupancy rates. This is dynamic and may evolve over time to align with business needs and opportunities for growth.
Your initial training will be a mix of on-site and virtual and on-site at our Clairemont office.

The Turnover Manager plays a critical role in the leasing process by ensuring rental units are properly prepared and presented for new tenants. We are looking for a Turnover Manager that is responsible for managing unit turnovers, conducting inspections, coordinating and assisting with marketing efforts to maximize occupancy rates. Responsibilities:
- Conduct property inspections to assess conditions, identify necessary repairs, and ensure homes are prepared for leasing.
- Perform assessments throughout the turnover process to maintain property per company standards.
- Conduct pre move out inspections to identify and address potential concerns before tenant move-outs.
- Ensure properties meet readiness requirements before marketing and tenant move-ins.
- Take marketing photos.
- Schedule and facilitate showings for prospective tenants.
- Maintain attention to detail while evaluating property conditions .
- Effectively manage time and resources to meet turnover timelines.
- Work efficiently in a fast-paced environment, balancing multiple priorities and coordinating with the team and vendors
- Works closely and collaborative with team members.
- All other duties as assigned.
- Bachelor's Degree (Preferred)
- Minimum of 1 years of Property Management
- California Real Estate License (Required or in final stages of obtaining)
- Basic knowledge of G-Suite applications (Gmail, Drive, Word, Sheets)
- Strong attention to detail
- Excellent verbal & written communicator (most communication is done via email/phone)
- Able to work remotely, on-site, and independently
- Disciplined and self-motivator
- Strong customer service
- Strong interpersonal skills
- Marketing knowledge
- Ability to lift 25 lbs
- Ability to climb ladders up to 3 feet
- Able to stand/walk for 4-6 hours
Pay: $28 - $30 / hour
