About the Position
Supervisory position with authority, responsibility, and accountability to plan, implement and monitor operations, profitability, quality service, marketing and resident relations of the property, while maintaining the asset. Utilizes management skills to train, motivate and empower associates to reach their goals and those of the property.
The successful candidate will possess the following skills, abilities and experience:
Essential Duties and Responsibilities include the following. Other duties, responsibilities, and activities may change or be assigned at any time with our without notice.
- Hands on management of a property portfolio; problem solving, ensure response to emergency calls twenty-four hours a day, seven days a week
- Assist Regional Property Manager in drafting and administering budgets and narratives and approving all purchases for each property
- Review monthly financials and assist in drafting relevant reports for clients concerning said financials
- Conduct regular site visits to ensure that all office and maintenance procedures are being adhered to, including audits of lease and office files, revenue collection procedures, expense control, customer service/ vendor relations and contracts, service request systems, various local, state, and federal government regulations, make ready standards and preventive maintenance programs;
- Ensure timely and accurate preparation of various weekly, daily, and monthly reporting
- Review and approve or negotiate and seek approval for all contracts within limits as determined by budget authorization levels
- Anticipate and communicate significant departures from budget to Regional Property Manager at least 30 days in advance
- Makes recommendations for physical repairs and/or replacements
- Assist in recruiting and retaining a team of service-oriented, business-minded community management professionals consistent with standards of being the best in the industry
- Train and develop a team of Community Managers so that as a company we can promote from within as a rule, not an exception
- Co-ordinate with maintenance staff and onsite managers to ensure preventative maintenance, routine maintenance requests, unit turnover, etc., are performed in a timely manner
- Ensure onsite staff are inspecting all units at a minimum annually
- Review Aging/Delinquency Reports monthly and report based on the written policy
- Track occupancy and monitor vacancy to ensure vacant units are being turned and re-rented in a timely manner
- Ensure curb appeal of the property is maintained
- Develop strong marketing and customer service skills at the community level and make recommendations to improve marketing and leasing programs
- Ensure and review all maintenance work orders on the monthly Maintenance Log
- Attend Manager’s meetings and other required training
- Assist in problem solving processes with supervised and other corporate staff
- Manages compliance with Fair Housing laws and regulations through regular team communication and training
- Perform other duties as assigned

Education and/or Experience:
- Two-year degree in business administration and/or related filed designation preferred. High School diploma required
- Three or more years of multi-site, multi-family operational experience, preferably with a portfolio of communities that contains a mix of residential community types
- Experience in managing a large group of associates
- Ability to deal courteously and tactfully with the public
- Ability to communicate with Supervisors, Peers, or Subordinates and develop effective working relationships
- Professional, goal oriented and motivated
Certificates, Licenses, or Registrations:
- Must possess or obtain a Washington State Real Estate Broker’s License within 90 days of hire date
- Must possess a valid Driver’s License and car insurance
- Computer Skills:
- To perform this job successfully, an individual should have knowledge of Microsoft Office, Windows 10, Yardi software and Skyline property management software.
