Goodale & Barbieri Company, a Spokane, WA leading real-estate development and property management firm, is seeking a Full Time - Salaried- Non-Exempt Maintenance Technician in Kennewick, Washington.

Duties Include: -
- Assist in managing assigned property; problem solving, respond to emergency calls 24/7, collect rent, deliver notices
- Co-ordinate with outside vendors in such diverse arenas such as construction, HVAC, plumbing, roofs, landscaping, floor covering, electrical, appliances, gates, etc.
- Clean common areas daily, including laundry room and vacant apartments after turn-over by direction
- Police grounds, parking lot, parking area in front and dumpster areas
- Conduct minor repairs as necessary; includes light plumbing
- Perform snow removal as needed
- Complete resident work orders, excluding electrical
- Maintain the Maintenance Log
- Inspect every unit at least annually with Community Manager
- Complete unit turnover during vacancy, to include but not limited to painting, maintenance, cleaning, etc.
- Maintain the current inventory of property’s equipment and tools
- Assist in the budget process with respect to maintenance needs
- Assist in the maintenance of the landscaping (if not contracted out)
- Maintain all the property’s equipment and tools in good working order
- Keep maintenance shop stocked and organized at all times
- Report all observed violations of Rental Contract & Community Policies in writing to the Community Manager
- Co-ordinate daily maintenance duties with the Community Manager
- Follow all required safety procedures and attend regular safety training
- Perform additional duties as needed
Qualifications:
- High School degree or equivalent. Minimum of 1 years' experience in building operations and equipment / systems maintenance.
- Ability to handle multiple projects and make decisions.
- Strong communication and computer skills.
- Valid State Driver's License (to drive to corporate office, vendors or suppliers).
Background check, drug test, good driving record and car insurance required.
