Goodale & Barbieri Company, a Spokane, Washington leading real-estate development and property management firm, is seeking a Property Manager - Market.
About the Position
The successful candidate will possess the following skills, abilities and experience:
Essential Duties and Responsibilities include the following. Other duties, responsibilities, and activities may change or be assigned at any time with our without notice.
- Manage residential properties in a portfolio assigned by the Manager of the Residential Department (i.e. Apartment Communities, Homeowner’s Associations, Condominium Associations, Manufactured Home Parks, Planned Unit Developments, Small Office/Retail Buildings): problem solving, marketing plan, advertising, issue disciplinary notices, respond to emergency calls twenty four hours a day, seven days a week.
- Solicit new owners and prospective clients for management opportunities. Under the supervision of the Manager of the Residential Department, draft up new management agreements at fair market percentages or flat fees based on experience in the market.
- Interview, hire, train, monitor, discipline and motivate on-site personnel.
- Conduct regular site visits to ensure that all office and maintenance procedures are being adhered to, including audits of lease and office files, revenue collection procedures, expense control, customer service/ vendor relations and contracts, service request systems, various local, state, and federal government regulations.
- Co-ordinate with maintenance staff and onsite managers to ensure preventative maintenance, routine maintenance requests, unit turnover, etc., are performed in a timely manner.
- Work as a team with the Maintenance Manager.
- Ensure onsite staff are inspecting all units at a minimum annually.
- Co-ordinate with outside vendors in such diverse areas such as construction, HVAC, plumbing, swimming pools, roofs, landscaping, floor covering, electrical, appliances, elevators, gates, etc..
- Follow all required safety procedures and regularly attend safety training.
- Ensure timely and accurate preparation of various weekly, daily, and monthly reporting.
- Review Aging/Delinquency Reports monthly and report based on the written policy.
- Track occupancy and monitor vacancy to ensure vacant units are being turned and re-rented in a timely manner.
- For the properties you manage as well as assist Regional Property Manager to write and administer budgets and narratives and approve all purchases for each property.
- Review monthly financials and write a detailed report to the Owner concerning said financials.
- Develop strong marketing and customer service skills at the community level and make recommendations to improve marketing and leasing programs.
- Attend Manager’s meetings and other required training.
- Manages compliance with Fair Housing laws and regulations through regular team communication and training.
Perform additional duties as needed.

Education and/or Experience:
- Two-year degree in business administration and/or related filed designation preferred. High School diploma required
- Three or more years of multi-site, multi-family operational experience, preferably with a portfolio of communities that contains a mix of residential community types
- Experience in managing a large group of associates
- Ability to deal courteously and tactfully with the public
- Ability to communicate with Supervisors, Peers, or Subordinates and develop effective working relationships
Professional, goal oriented and motivated
Certificates, Licenses, or Registrations:
- Washington State Real Estate Broker’s License Preferred
- Must possess a valid Driver’s License
Computer Skills:
- To perform this job successfully, an individual should have knowledge of Microsoft Office, Windows 10, Yardi software.
