Job Overview: Property Manager
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential properties. This individual will be responsible for maintaining effective owner relations, handling negotiations, and ensuring that properties are well-managed and profitable. The key focus of this role is to cultivate and bring in new business while maintaining a high level of service to current clients.
Responsibilities:
- Owner Relations & Negotiations: Serve as the main point of contact for property owners, handling inquiries, concerns, and negotiations. Work to establish and maintain strong, long-lasting relationships with owners.
- Property Management: Oversee the day-to-day operations of residential properties, including tenant relations, leasing, maintenance, and compliance with local laws and regulations.
- Business Development: Actively pursue new business opportunities by networking, engaging with potential clients, and offering tailored property management solutions to increase the company’s portfolio.
- Financial Oversight: Manage property budgets, monitor rent collections, prepare financial reports, and ensure properties are financially sound.
- Team Leadership: Lead and supervise a team of staff and vendors to ensure efficient property operations, ensuring quality service and maintaining a positive tenant experience.
- Marketing & Leasing: Develop and implement effective marketing strategies to attract and retain tenants. Ensure the timely lease-up of vacant units.
- Maintenance & Upkeep: Coordinate regular property inspections, oversee maintenance and repairs, and ensure properties remain in optimal condition.
- Legal & Compliance: Stay up-to-date on local real estate laws and regulations to ensure compliance in all aspects of property management, including lease agreements and tenant disputes.
Qualifications:
- Proven experience as a Property Manager, ideally with a focus on residential properties.
- Strong negotiation and communication skills, with the ability to foster positive relationships with property owners, tenants, and vendors.
- In-depth knowledge of property management software and tools.
- Exceptional organizational skills and attention to detail.
- Ability to manage multiple properties and handle a variety of tasks simultaneously.
- Strong business acumen with experience in budgeting, financial reporting, and cost control.
- Knowledge of relevant local laws and regulations governing residential properties.
- Previous experience in business development or sales is a plus.
Preferred Skills & Experience:
- Real estate license or certification (preferred but not required).
- Familiarity with current trends in residential property management and marketing.
- Leadership experience in a property management or related field.
