General Summary :
The Property and Facilities Manager is responsible for the real estate assets and leased properties for Goodwill South Central Wisconsin (GSCWI) and affiliate corporations' property to enhance Goodwill's mission. Collaborate with key stakeholders to implement GSCWI strategic plan with the goal of identifying real estate opportunities and optimizing resources.
Supervisory responsibilities :
- Recruits, interviews, hires, and trains direct reports.
- Oversees the daily workflow of their department.
- Provides constructive and timely performance evaluations.
- Handles discipline and termination of employees in accordance with company policy.
Principal Duties & Responsibilities :
Manages operational matters associated with building systems, preventive services and maintenance, operating policy and procedures and maintenance staff in a multi-facility environment that includes commercial, office, and residential facilities.Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects, as requested.Clean common areas, change light bulbs, and make minor property repairs.Identify, prioritize and negotiate service contracts with outside vendors for facilities-related purchases and services within the annual budget.Oversee contractors that work at facilities.Leads facilities function to strengthen image and branding while maintaining high property standards.Recommendations on property acquisitions and potential excess property dispositions of excess properties.Oversee property services, such as cleaning and maintenance.Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.Purchase building and maintenance supplies, equipment, or furniture per policy and budgetLead and manage a team of facility staff, including maintenance technicians and cleaning personnel.Optimized space utilization within the facility by managing room assignments, reconfigurations, and furniture layout.Ensure the facility complies with relevant laws, regulations and safety standards.Implement strategies to optimize energy consumption and reduce utility costs.Provides support and information for real estate development projects.Help with plans for renovations, additions or new buildings.Recommends, selects, and works with various applications for asset management, mapping and demographic applications to optimize system value and workflow efficiencies.Track key performance indicators (KPIs) related to facility operations and provide regular reports to senior management.Contribute to capital budgets as part of the GSCW planning process.Consistently perform all duties within the framework of our Core Values.Requirements
Knowledge, Skills & Abilities Required :
Excellent verbal and written communication skills.Excellent organizational skills and attention to detail.Presentation skills required to deliver proposals to varying groups of individuals.Creative problem-solving and analytical skills, strong negotiation skills, along with analytical and report writing.Proficient with Microsoft Office Suite or related software. Effectively use computer applications including asset management software, mapping service software, and demographic software.Ability to create, interpret, manage department budget, and accounting practices and procedures relative to capital assets.Knowledge of commercial real estate agreements, lending laws, closing documentation, procedures, real estate valuation, appraisal practices, access real estate and government property records.Travel Required : 25%.
Required education and / or work experience :
Bachelor's degree in related field preferred
Professional certification is preferred
Five years in increasingly responsible multi-site business leadership is preferred
