Position Description:
On-Site HOA Community Manager: The HOA Community Manager, acting under the direction of the Board of Directors, manages the 1022 single family homes homeowner association with multiple amenities including a pool, tennis courts, pickleball court, multiple walking and biking paths as well as USTA tennis leagues. The HOA Community Manager must have a comprehensive knowledge of management practices, accounting procedures, personnel practices, Association CC&Rs and Bylaws, inventory and procurement, contract relations, association maintenance, and safety practices. The HOA Community Manager fulfills the obligations of the management contract in conjunction with the goals and objectives of the Board of Directors.
Duties & Responsibilities:
- Implements Board policy and directives.
- Hires and supervises all on-site personnel and vendor partners.
- Oversees contractors providing service to the community.
- Prepares schedules and establishes priorities for routine and special work projects.
- Prepares annual budget estimates for Board action and approval. Prepares and reports the monthly financial obligation of the Association and distributes the financial data to the Finance Committee and Board of Directors.
- Administers the various functions of the community within the projected and approved operating budget and advises the Finance Committee and Board of Directors of significant operational problems or deviations from the approved budget.
- Acts as liaison between the residents and the Association.
- Acts as liaison between the Board of Directors and residents in the execution of the established policies and the resolution of resident grievances.
- Analyzes financial reports, coordinates input of professional advisors, implements recommended procedures.
- Establishes priorities, provides advice to the Board concerning major expenditures.
- Supervises expenditures to conform with budget guidelines.
Requirements:
To perform this job successfully, an individual must be able to perform each requirement/qualification satisfactorily. The requirements listed below are representative (but not exhaustive) of the knowledge, skill, and/or ability required:
- Previous experience in maintenance supervision, recreation management, project development related fields a plus
- CMCA and/or other related industry designations required. PCAM preferred
- Knowledge of basic association CC&R’s, By-laws, and Articles of Incorporation.
- Additional knowledge of Colorado and Federal laws relating to the community association industry is beneficial. Must have ability to read, understand and implement said guidelines
- Knowledge of accepted management practices and procedures, building and grounds maintenance requirements, personnel development and administration, and budget and finance
- Ability to apply principles, practices and objectives of recreation, administration, and management
- Proficient in the use of Microsoft Office software (specifically Word, Excel, Outlook, Power Point & Publisher)
- Strong time management skills
- AppFolio knowledge a plus
- Accounting knowledge
- Proficient in QuickBooks
- Ability to work both independently and as a team member.
- Ability to report and motivate employees to accomplish established goals within the
related areas of responsibility
- Ability to establish work standards, and to evaluate personnel performance
- Ability to prepare and supervise the keeping of a variety of records and reports
- Ability to research problems and prepare written recommendations
- Ability to communicate effectively with others in English both orally and in writing
- Must pass background check
