Summary:
The Make Ready Technician is responsible for preparing recently vacated apartments for new occupancy by ensuring they are clean, functional, and move-in ready.
Job Responsibilities:
- Maintain a professional and courteous attitude when interacting with residents, visitors, contractors, and fellow employees.
- Possess and utilize the necessary tools to complete tasks efficiently.
- Follow both oral and written instructions while maintaining effective working relationships.
- Help keep the entire property in a well-maintained, attractive, and comfortable condition.
- Assist with general maintenance tasks as needed.
- Perform turnovers/make-readies for vacant units, ensuring all required repairs and improvements are completed.
- Handle basic plumbing and electrical repairs, including replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
- Rekey locks as needed.
- Maintain an inventory of tools, equipment, and supplies.
- Replace burned-out light bulbs, broken fixtures, and other necessary items within units and throughout the property.
- Complete corrective maintenance tasks and promptly address resident service requests in accordance with company procedures.
Physical Demands:
- Frequently lift, carry, push, or pull items weighing 20-50 lbs, including furniture, appliances, and heavy machinery, using proper safety techniques.
- Regularly climb ladders, stairs, scaffolding, and ramps while using hands, feet, and legs for stability.
- Maintain balance to prevent falls while working at heights or performing tasks that require standing, crouching, or walking.
