Grace Village is looking for a Maintenance Manager for a full-time, non-exempt position with supervisory responsibilities. This position will oversee the Maintenance staff to ensure that daily responsibilities are completed for the department; work with each management team leader to determine & implement needed support; be responsible for department scheduling, hiring & performance reviews to ensure adequate staffing for each position; and provide training to each team member.
In addition to overseeing the department, primary responsibilities include:
- Ensures that Maintenance department employees provide exceptional customer service to residents, employees, and visitors throughout the community. Respectful and reassuring care is provided to residents when resolving a resident concern or complaint.
- Follows appropriate safety and hygiene measures to protect residents and themselves.
- Plans, develops, organizes, implements, evaluates, and directs the Maintenance Department, its programs and activities.
- Ensures the facility remains in compliance with all federal, state and local regulations for Life Safety Code compliance, including sprinkler systems and fire alarm system.
- Reviews the departments policies, procedure manuals, job descriptions, etc., at least annually for revisions and makes recommendations to the CEO/Administrator.
- Prepares operating and staffing budgets for maintenance and monitors monthly.
- Ensures maintenance staff are properly trained on safety policies and procedures as well as monitors compliance.
- Provides technical instruction and guidance to technicians who plan or perform preventive maintenance for all types of mechanical, electrical, and plumbing systems. Develops preventive maintenance (PM) standards and oversees implementation of the PM Program.
- Provide support, as needed, to Grace Village peers throughout the system.
- Works as a team member within the department, as well as with other departments.
- Obtains bids from contractors when necessary.
- Reports noncompliance with policies, procedures, regulations, or breaches in confidentiality to appropriate personnel. Reports any retaliation or discrimination to Human Resources.
- Reports any allegations of abuse, neglect, misappropriation of property, exploitation, or mistreatment of residents to supervisor and/or administrator. Protects residents from abuse and cooperates with all investigations.
- Reports any occupational exposures to blood, body fluids, infectious materials, and/or hazardous chemicals in accordance with facility policy. Submits accident/incident reports within twenty-four (24) hours after their occurrence.
- Reports work-related injuries and illnesses immediately to supervisor.
- Participates in surveys/inspections by external agencies. Develops a plan of correction for maintenance deficiencies identified during a facility survey.
- Performs other related duties as assigned.
Qualifications:
- HVAC experience preferred
- Two (2) or more years of experience with facilities maintenance
- Senior Living experience preferred
- High school diploma or equivalent
- Valid drivers license with an acceptable driving record and carry an active auto insurance policy
- Ability to work flexible shifts including an on-call rotation
- Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public.
- Meets general health requirements according to facility policy, including medical and physical exams and checking immunity status to various infectious diseases.
- Ability to work beyond normal working hours and on weekends and holidays when necessary. May be subject to call back for emergencies.
- Ability to assist in the evacuation of residents during emergency situations.
- Ability to bend, stoop, kneel, crouch, perform overhead lifting, and perform other common physical movements as needed for the position.
- Subject to exposure to infectious waste, diseases, and/or conditions which include Coronavirus, Hepatitis B, and Tuberculosis.
- Ability to tolerate varying temperatures in hot/cold and/or wet environments.
- Ability to lift, move, push or pull a minimum of 35 pounds to a minimum of 5 feet and be able to push, pull, move and/or carry such weight a minimum distance of 50 feet.
