Maintenance Tech
Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of Grand Maple Estates Mobile Home Park. They conduct home/building maintenance repairs and are responsible for cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. Maintenance Technicians. Provide excellent customer service to prospective and current residents at all times.
JOB DUTIES:
- Ensure park grounds are presentable, inviting, and adheres to Grand Maple Estates appearance standards.
- Ensure common area lawns are manicured appropriately. Regularly weed whip, rake leaves, plant flowers/shrubs, trim shrubs, and hedges, and performs other lawn care services, as necessary.
- Perform daily sweeps of the park grounds to ensure trash/debris is picked up daily from common areas and streets.
- Empty common area trash containers as needed.
- Maintain vacant sites clean, including removal of tie-downs, anchors, trash, and debris.
- Assist manager with supervision of service contractors.
- Inspect playground area and equipment, and other recreational amenities to ensure proper operation, where applicable.
- Remove snow from all streets, parking lots, building entrances and other areas within the park grounds, where applicable.
- Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
- Repair shut off valve on water riser and other minor plumbing tasks.
- Install heat tape & insulate water lines.
- Install new skirting.
- Rehab park owned vacant mobile homes only when applicable.
- Minor electrical work.
- Winterizing parked owned vacant homes and vacant sites.
- Assist hired sub-contracted maintenance technicians with duties as assigned.
Requirements:
As a Maintenance Technician, you must be hard-working, reliable, and focused on providing exceptional customer service. You must be highly organized and detail-oriented with the ability to manage multiple tasks simultaneously.
- High school diploma or GED.
- Demonstrated knowledge of and broad experience in general maintenance techniques and repair work.
- Strong ability to follow instructions and directions, including following safety protocol.
- Prior snow removal experience preferred at certain locations, including operating a snow plow, if applicable to region.
- Ability to endure seasonal temperatures as working conditions require constant outdoor work.
- Valid driver’s license and good driving record.
- General knowledge of grounds maintenance, plumbing & electrical.
- Proficient skills in operating various hand tools, power equipment and commercial machinery.
- Ability to Walk, Climb, Stand, Sit, and lift to 80 pounds.
- Ability to provide legible written reports.
- Ability to work well independently as well as on a team.
- Basic computer proficiency, particularly with email and internet.
- Availability to respond to ground park needs during non-business hours (may be required to be on-call).
Base salary $ 1,600.00 a month with rent free accommodation.
Shift:
- Monday - Friday.
- 9:00am - 5:00pm.
- Saturday on call.
