Good attention to detail. Ability to work independently as well as in a team. Experience with senior population helpful. Ability to work with frail elderly or elderly with dementia.

Essential Functions:
- LIFE SAFETY: Assure continual compliance with Life Safety Code, including Emergency, Life Safety, and Elopement Drills. Responsible to assure all personnel is trained and competent in emergency and life safety procedures. Responsible for fire, weather, and life-safety program - including fire/severe weather drills, elopement drills, sprinkler systems, emergency call systems, fire/alarm systems, and general disaster preparedness. Assure compliance with fire codes - conduct at least semi-annual inspections of the living center using the Fire Safety Regulatory Compliance Audit tool. Assure compliance with terms and conditions of applicable state, local, and federal law, rules, and regulations. Maintain Silversphere system (silent call system)
- PREVENTIVE and ROUTINE MAINTENANCE: assure all equipment and systems are fully operational. Repair work will be scheduled and performed upon completion of a written work/repair order.
- a. Work orders are to be completed as soon as possible after being received by the Maintenance department, and, with the exception of emergencies or potentially hazardous situations, in the order in which they are received.
- b. Emergencies and potentially hazardous situations will receive top priority.
- c. In the event parts need to be ordered, or any other cause of delay, the resident concerned, or department supervisor concerned, shall be notified of the reason for the delay and estimated time of completion. (See Work Order Procedure)
- d. Seasonal training for staff regarding water shut-offs in the event of a burst pipe.
- e. Inspect resident belongings for safety and health concerns: such as bed bugs, lice, cockroaches, etc., frayed electric cords, furniture and throw rugs that are present slip and trip hazards.
- f. Treat decorative wall and door items with flame retardant. Maintain appropriate records
- BUILDING AND GROUNDS: Apartments are turned (cleaned, painted, carpet/vinyl replacement as needed) within 3 days of the vacancy. Grounds care will be contracted out to lawn care specialty companies for fertilizing, pest control, mowing, leaf raking, and snow removal. (All contracts must be approved by the HPM Maintenance Specialist and the HPM Controller.) Responsible for overseeing the work of the contractors; weeding flower beds, around trees, and wherever they may pop up; assure that driveway curbs are properly marked before snow plowing season begins; assure exits are clear of snow and ice in winter and that salt is properly applied and removed to prevent “slip and fall accidents.”; maintenance of fountains in the ponds, where applicable. Will assure gates are secure around the specialty care courtyard; assure patio furniture is maintained and properly stored. Will routinely inspect the exterior of the building- including all sidewalks and parking areas, and take appropriate action to assure optimal condition is maintained. Maintains appropriate documentation of services and practices as required by law and policy.
- Maintain appropriate documentation, as required, for compliance with Bureau of Fire Services, Homes for the Aged, HUD, and HPM-ALC guidelines.
- On-call responsibility for the building.
- Other duties as assigned or as may be necessary to assure that the goals and objectives of this living center are fulfilled.
- 1. Serve as a goodwill ambassador for the living center.
- 2. Annual apartment inspections are performed on each apartment.
- 3. Moves furniture as required for resident in-house transfers; sets up and tear-down down model apartments, etc.
- 4. Management of vending machines.
- 5. Set up and tear down of tent, tables, and chairs for special events.
- 6. Assure compliance with Operations Policies and Procedures.
- 7. Participates in Family and Community events as directed
- 8. Participates in evening and weekend Manager on Duty (MOD) rotation as directed
- 9. Serve as staff liaison for men’s activity (a minimum of 1 event per month - may be shared with maintenance assistant).
- 1. Regular communication with the HPM Corporate Maintenance Specialist
- 2. Comply with Life Safety policies and participate in periodic drills;
- 3. Participate in educational and training opportunities;
- 4. Report safety and health hazards to your supervisor or the Corporate Maintenance Specialist
- 5. Report any observed concerns or changes in a resident to the Shift Supervisor
- Treats all residents with dignity, respect, and compassion;

- Reports to work on time, as scheduled;
- Works cooperatively with co-workers, supervisors, and other personnel associated with this assisted living center;

- Ability to climb ladders to 16 ft. and work in high spaces, including the roof up to an 8 ½ pitch
- Able to work in close spaces - such as attic and crawl spaces
- Licensed Driver with the ability to drive to appointments as needed

- Eligible for a 2% increase in pay rate after 90 days of employment with a satisfactory review.
- Annual increase in pay rate is merit-based, as determined by a comprehensive, written performance review conducted by the supervisor and Administrator.
