Birch Commons Property Management company is looking for a highly motivated Property Manager who can manage, market, and maintain properties, its residents while meeting the financial objectives of the company. The right candidate is responsible for the overall operations of the properties, daily implementation and execution of the company policies and procedures, resident retention and satisfaction, proper upkeep of the buildings and renovations/capital improvements.
Responsibilities:
- Oversee the day-to-day operations of the property
- Manage tenant relations and address any concerns or issues
- Coordinate maintenance and repairs, ensuring timely completion
- Conduct regular property inspections to ensure compliance with safety and maintenance standards
- Handle leasing activities, including marketing vacant units, conducting tours, and screening potential tenants
- Prepare and execute lease agreements and renewals
- Maintain accurate records of rental payments, expenses, and other financial transactions
- Collaborate with vendors and contractors to ensure quality service delivery
- Develop and implement property management policies and procedures
- Handle tenant move-ins and move-outs, including inspections and security deposit refunds
Skills:
- Proficiency in Buildium system for tracking maintenance requests and work orders
- Strong data entry skills for accurately maintaining property records and financial information
- Knowledge of facilities management principles to effectively oversee property maintenance and repairs
- Experience in property leasing, including marketing strategies and tenant screening processes
- Familiarity with real estate administrative tasks, such as preparing lease agreements and managing tenant files
- Excellent phone etiquette for handling tenant inquiries and resolving issues professionally
- Ability to negotiate lease terms with prospective tenants to secure favorable agreements for the property owner
- Proficiency in property management software such as Yardi or OneSite for managing rental properties efficiently
- Strong conflict management skills to handle tenant disputes or difficult situations effectively
