Position Summary:
The Facility Maintenance Assistant Director performs administrative, supervisory, and skilled work to support the Director in managing the maintenance and repair of County facilities. This role involves overseeing daily operations, supervising staff, managing projects, and ensuring compliance with safety and regulatory standards.
Key Responsibilities:
- Assist the Director in planning and managing the day-to-day operations of County facilities.
- Supervise maintenance staff and custodial personnel, including assigning tasks and providing training.
- Conduct regular inspections of buildings, grounds, and equipment to identify maintenance needs.
- Support budget development, project cost estimation, and inventory management of supplies and equipment.
- Manage contracts for facility services, including HVAC, fire alarm systems, elevators, generators, and other essential systems.
- Oversee and inspect the work of contractors, ensuring quality and adherence to County standards.
- Perform hands-on maintenance tasks, such as electrical repairs, HVAC system replacements, carpentry, and plumbing.
- Coordinate fleet maintenance (excluding Sheriff’s vehicles), roadside assistance, and surplus vehicle disposal.
- Ensure compliance with OSHA regulations, particularly concerning workplace safety and hazardous materials.
- Maintain detailed records of work orders, repairs, inspections, and equipment maintenance.
- Stay current with industry practices through ongoing training, reading technical manuals, and attending workshops.
Required Knowledge, Skills, and Abilities:
- Strong knowledge of building maintenance methods, materials, and equipment.
- Expertise in multiple trades, including HVAC, plumbing, electrical, carpentry, and painting.
- Understanding of procurement processes, contract management, and regulatory compliance.
- Strong leadership and supervisory skills, with the ability to train, motivate, and evaluate staff.
- Proficiency in reading blueprints, technical drawings, and estimating project costs.
- Ability to manage multiple projects, prioritize tasks, and adapt to changing demands.
- Strong communication skills for interacting with County personnel, contractors, and the public.
- Proficient in recordkeeping, report writing, and using computer systems for facility management.
Physical Requirements:
- Ability to perform physically demanding tasks, including lifting over 100 lbs occasionally, 50 lbs frequently, and 20 lbs consistently.
- Capable of climbing, balancing, kneeling, crawling, reaching, standing, walking, and handling tools and equipment.
- Visual acuity to operate machinery, perform inspections, and review technical documents.
Education and Experience:
- High school diploma required; an associate degree in building management or a related field is preferred.
- 3–5 years of supervisory experience in facility maintenance or a related area, or an equivalent combination of education and experience.
Special Requirements:
- Valid North Carolina driver’s license.
- HVAC certification preferred.
