Job Description
GrayCo Properties is poised for growth, but we need an Assistant Property Manager for our Luxury Residential facilities to support our team along the way, providing attentive service at every turn. He or she will be an inspiring team member ready to ensure productivity and quality performance to achieve our long-term company vision. The Assistant Property Manager is the Business Manager of our apartment communities.
An excellent Assistant Manager must be reliable, accurate, and have great attention for detail. They should have technical skills and knowledge of various systems and programs, such as Microsoft Excel. The goal is to ensure that facilities are always in good and safe working conditions, and residents are satisfied with the service we provide. Daily and Monthly Responsibilities
· Posting and depositing of all rental payments
· Manage eviction process and perform evictions on delinquent residents; Minimize property delinquencies; seek collections of late payments
· Completion of all daily, weekly and monthly financial and leasing reports in an accurate and timely manner
· Inspect grounds, models and leasing office daily for visual appeal and marketability
· Ensure that the property office is organized and runs smoothly as per company policies and procedures, in the absence of the manager
· Clearly and effectively communicate with residents, associates, owners, vendors, and supervisor in written and verbal form
· Adhere to the company's safety programs, policies and procedures; promote safe work practices among on-site staff
· Generating Traffic and Leasing Apartments; creatively market the property to local businesses
· Inspect facilities to determine problems and necessary maintenance
Skills and Qualifications
· 1-3 proven experience in Leasing or Property Management roles
· Strong leadership, communication, and collaboration skills
· Competency in Microsoft Office, and rental software such as LRO
· Ability to work a flexible schedule, including weekends, after hours, and on-call rotation
· Will interact regularly with residents, vendors, contractors, supervisors, employees and coworkers and, therefore, require strong interpersonal, communication, and customer service skills
· High school diploma
Preferred Qualifications
