Appraiser Trainee:
- Become familiar with property transactions, legal descriptions and laws regarding property assessment.
- Perform outside reading and study to become proficient with the vocabulary and theory of appraising.
- Must be able to pass examination for IAAO Course 1 or equivalent within six (6) months of employment.
- Fulfill State accreditation requirements for real property appraisal within the first year of employment.
- Assists appraisers in sales research of residential and commercial properties. Verifies sale dates, prices, types of instruments, terms of sales and parties involved.
- Prepares and updates sales reports on computer.
- Prepares sales maps for appraisers use in the field.
- Identifies and verifies information on income and expense for light commercial properties.
- Enters and maintains computer database information for real property valuation.
- Inspects properties to assess new construction and destroyed property.
- Assists appraisers with routine calculations of standard appraisal methods.
- Assists the public by phone or in person with information on assessments.
- Prepares maps with property sales and zoning information; reviews aerial photos to establish property boundaries, land characteristics and structure locations.

- Employees in this job classification will do the bulk of the hands on training with new appraisal staff as directed by the lead statistical appraisers and Assessor.
- This position provides reports on the performance of other appraisers to the Assessor, Chief Deputy and lead statistical appraisers when requested to assist with employee performance reviews.
- Reviews valuation analysis of other appraisal staff and provides guidance and training as needed.

- Four (4) years real property appraiser experience.
- Washington State Driver' s License.
- Real Property Appraiser Accreditation.
Senior Real Property Appraiser II
Working knowledge of personal computer applications and computer assisted mass appraisal programs are essential.
Four (4) year degree. Applicable Appraisal experience may be substituted for education at a rate of one for one.
IAAO Courses 201, 300 and 600 or equivalent courses.
Courses in business finance, and Washington State sponsored or professionally approved courses in residential and commercial property appraising are desirable.
A Minimum of seven (7) years real property appraisal experience.
Washington State Driver’ s License.
Real Property Appraiser Accreditation or Washington state certified appraisal License.
Ability to:
- Plan, schedule, and direct the workflow of the appraisers in training.

Research and analysis is performed in an office environment. Land and building characteristics are then verified and corrected by field examinations, with exposure to a variety of weather conditions, concerned property owners, and loose dogs.
