Arboreal Management is excited to add a team leader who will oversee all maintenance and renovation activities in our 4,000 home and growing portfolio of apartments. Experience leading teams of 20 people in maintenance, construction, or a related field is a must.
About us: Arboreal Management is the property management arm of Great Expectations, a Seattle-based affordable housing developer. We are a mission-driven company which aims to provide high quality affordable homes for our residents and high financial returns for our investors. Most of our buildings are 15-100 unit communities of small (200sf) studios. Our average rent is about $1000-1200 per month we operate in a "scattered site" model with mostly floating staff. We currently have about 15 maintenance staff, with a mix of supervisors, leads and techs.
We are a fast-growing company, just four years old at this point. You will be joining a start-up business environment where things happen quickly and change frequently.
What you will do: You will be working as part of our senior leadership team to lead all aspects of maintenance and renovation in our portfolio:
1. **Team Leadership**: Lead, mentor, and manage a team of 20-30 maintenance technicians and supervisors across multiple locations. Foster a culture of safety, excellence, and continuous improvement.
2. **Maintenance Operations**: Oversee all maintenance activities, including preventative maintenance, repairs, renovations, and overall property upkeep. Ensure that all properties are maintained to the highest standards.
3. **Budget Management**: Develop and manage maintenance budgets for all properties. Control expenses and optimize resource allocation to achieve cost-effective operations without compromising quality.
4. **Vendor Management**: Establish and maintain relationships with contractors and suppliers. Negotiate contracts and supervise external partners to ensure quality work and compliance with company standards.
5. **Compliance and Safety**: Ensure all maintenance activities comply with local, state, and federal regulations, including safety and environmental standards. Implement and monitor safety protocols across all properties.
6. **Planning and Preventative Maintenance**: Develop and implement maintenance strategies that align with company goals and objectives. Identify opportunities for process improvements and cost savings.
7. **Training and Development**: Identify training needs for the maintenance team and implement programs to enhance skills and performance. Promote professional growth and career development within the team.
8. **Emergency Response**: Oversee emergency maintenance response procedures. Ensure that the maintenance team is prepared to handle emergencies effectively and efficiently.
9. **Collaboration**: Work closely with property managers, leasing staff, and other departments to coordinate maintenance activities and support overall property operations.
10. **Reporting and Analytics**: Monitor and analyze maintenance performance metrics. Provide regular reports to senior management on maintenance operations, budgets, and team performance.
More Details About Our Company: We currently have 45 employees and 10 contractors. Our main office is in the Eastlake neighborhood of Seattle, but many of our staff work in the field, on-site with our residents. We have a significant presence in Portland, Oregon, and Tacoma, Washington. We have been hiring 2-3 staff per month for the last 12 months and expect to continue this pace for the foreseeable future, both as a result of growth and our commitment to providing high-quality housing and support to our residents. What You Should Bring: We're looking for a seasoned maintenance professional with a track record of success in managing large teams and maintaining multiple properties. Specific qualifications include:
· Bachelor's degree in Facilities Management, Engineering, or a related field preferred. Relevant certifications (e.g., HVAC, CMRP) are a plus.
· 10 years of experience in property maintenance, with at least 3 years in a management role overseeing large teams of 10-15 people.
· Extensive knowledge of apartment maintenance practices, building systems, and regulatory requirements.
· Strong leadership and team management skills, with experience managing geographically dispersed teams.
· Excellent organizational and multitasking abilities.
· Strong problem-solving skills and attention to detail.
· Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
· Excellent communication and interpersonal skills.
· Proficiency with maintenance management software and tools.
· Spanish language proficiency is preferred as many of our staff are Spanish speaking
