Provide clear and consistent direction to maintenance staff
Assist in maintaining all mechanical equipment, emergency systems, building fixtures, and groundwork as needed.
Provide annual training of all systems for maintenance staff
Provide daily updates to the Executive Director
Provide quality control of existing staff to ensure consistency within the department
Orders / maintains an inventory of maintenance supplies
Interacts positively with all team members in maintaining census by immediately completing apartment turns
Maintain the grounds, trash, sweep, dumpster areas, snowplow, etc.
Maintain the HVAC system to ensure proper air quality and comfortable temperatures throughout the property.
Test and schedule inspections on the fire protection systems as required by code.
Test the resident security systems as required.
Maintain the lighting systems, both interior and exterior at peak performance
Maintain the plumbing system which includes monitoring and adjusting the resident accessible domestic hot water system to ensure code compliance.
Perform preventive maintenance tasks as outlined in the PM report.
Respond to and repair work order requests in a timely manner. Inform supervisor of status daily and make sure resident is informed of delays.

Maintenance Supervisor Qualifications :
High school diploma or equivalent required
Two-year degree in related field and / or facilities / residential maintenance experience preferred
Minimum of one year of supervisory experience required
Minimum of three years of customer service experience required
CPO / EPA certifications preferred
Possesses a solid understanding of systems such as HVAC, plumbing, electrical mechanical, and code compliance.
Possesses a basic understanding of safety and fire codes.
Maintenance Supervisor Working Hours and Schedule :
Monday through Friday, generally 8 : 30 AM to 4 : 30 PM (flexible). On-call maintenance is required for this position. Must live within 30 minutes of the property in case of need for emergency services.
