Job Summary :

The Land Development Manager oversees the execution of land development projects from land closing through project closeout. This role involves managing aspects of the development process, including budgeting, scheduling, and contractor management, to ensure successful project delivery and compliance with project objectives, regulatory requirements, and quality standards. This will include both third party and internal land development projects.

Duties / Responsibilities :

  • Responsible for day-to-day management of land development projects as assigned.
  • Procure and manage contracts with consultants, contractors, vendors, and suppliers involved in the development process, including negotiating terms, reviewing proposals, and overseeing performance.
  • Coordinate with internal teams, including construction management, sales, marketing, and finance, to ensure seamless transition from land development to construction and sales phases.
  • Monitor project progress, identify potential risks and issues, and implement corrective actions to mitigate delays, cost overruns, and quality deficiencies.
  • Develop and implement comprehensive land development strategies and project plans, including schedules, budgets, and milestones, to achieve project objectives and maximize return on investment.
  • Reviews and approves all monthly project invoices.
  • Coordinate with internal and external stakeholders, including engineers, government agencies, legal counsel, and consultants, to facilitate project development.
  • Coordinates approval by government authorities for all improvements within the rights-of-way.
  • Tracks the status and ensures timely release of construction bonds and or letters of credit associated with such improvements.
  • Establishes and maintains a Community Quality Control Inspection program for assigned development projects.
  • Coordinates with various agencies and organizations for the design and installation of public utilities as applicable. These typically include electricity, telephone, natural gas, cable television and light poles.
  • Prepares and submits a monthly update for each assigned project consisting of the following elements at a minimum : project budget, schedule, change order explanations, community quality control inspection report.
  • Perform all other duties as assigned.
  • Required Skills / Abilities :

  • Strong understanding of land use regulations, zoning codes, environmental permitting processes, and entitlement procedures at the local, state, and federal levels.
  • Excellent project management skills, with the ability to develop and execute project plans, manage budgets, schedules, and resources, and deliver projects on time and within budget.
  • Proficiency in project management software and Microsoft Office Suite.
  • Strong leadership and interpersonal skills.
  • Excellent communication skills, both verbal and written, with the ability to convey complex technical information to diverse audiences.
  • Strategic thinking and problem-solving skills, with the ability to analyze complex issues, evaluate alternatives, and develop creative solutions.
  • Excellent project management skills, with the ability to prioritize tasks, manage timelines, and coordinate multiple projects simultaneously.
  • Education and Experience :

  • Bachelor's degree in Civil Engineering, Urban Planning, Real Estate Development, or related field preferred.
  • Minimum of 3 years of experience in land development, real estate development, civil engineering, or related field, with a proven track record of successfully managing land development projects from concept through completion.
  • Physical Requirements :

  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift fifteen pounds at times.
  • Must be able to stand and walk for long periods at a time.
  • Must be able to traverse a construction site.
