JOB SUMMARY
This position supports the work of the Y, a leading nonprofit committed to strengthening community through youth development, healthy living and social responsibility. The Property Manager will insure a well-maintained, repaired, clean and safe facility.
ESSENTIAL FUNCTIONS

ESSENTIAL FUNCTIONS
- Updates and maintains a Preventative Maintenance schedule and services for Maintenance equipment/HVAC systems.
- Performs minor and routine maintenance repairs and projects to include painting, plumbing, electrical and other related activities as requested through YMCA online Maintenance Request form or as directed.
- Repairs furniture, doors, windows, cabinet work, and other appliances or equipment to ensure everything is working efficiently and safely.
- Diagnoses and resolves minor facility or equipment problems with or without assistance
- Assures prompt, friendly service to all internal and external customers.
- Operates within the safety codes and procedures and enforces safety throughout the facility.
- Checks pool chemicals, controllers, mechanical rooms, Boilers and any other routine maintenance.
- Coordinate and work with contracted companies to insure that the contract expectations are being fulfilled.
- Develop and manage the Maintenance/Housekeeping budget including fixed assets and maintenance repair expenses. Maintain equipment detailed inventories.
- Coordinate annual maintenance shut-downs to include oversight and coordination of all projects.
- Train staff in proper use of all YMCA equipment and maintain logs, SDS sheets and risk management procedures as it relates to member and employee safety.
- Act according to facility protocol to ensure safety of all staff and children which includes:
- Adhere to policies related to boundaries with staff and children.
- Attend required abuse risk management training.
- Report suspicious and inappropriate behaviors and policy violations.
- Follow mandated abuse reporting requirements.
- Ensure unused rooms and closets remain locked.
SKILLS AND TRAINING
- Must have aptitude and working knowledge and/or experience in electrical, plumbing, carpentry, boilers, pools, pumps and general equipment maintenance. This is generally gained through at least 2 years of work experience.
- Associate Degree in maintenance or equivalent preferred (or equivalent combination of education and experience).
- Basic computer skills to include email and facilities software.
- Ability to work independently. Must be fully reliable, courteous and maintain a favorable personal appearance.
- Ability to speak concisely and effectively communicate in written and verbal interactions.
- Must possess a valid driver's license with acceptable driving record as defined by the Greater Green Bay YMCA. Reliable vehicle required to service equipment at all centers.
PHYSICAL DEMANDS
- Ability to walk, stand, crouch, stoop, kneel, and sit (including on the floor) for long periods of time.
- Must be able to lift and/or move equipment up to 75 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
- On call 24 hours on weekdays and rotating coverage availability on weekends.
