POSITION DESCRIPTION

Title: Maintenance Technician

Category: Maintenance

Supervisor: Maintenance Manager

General Description: The Maintenance Technician will need the ability to adapt in a fast paced, quickly changing environment while focusing on organizing, communicating, prioritizing and completing work orders and projects.

Primary responsibility areas are as follows (including, but not limited to):

Perform basic carpentry, HVAC, plumbing, electrical, make ready repairs and painting as necessary.

Implement seasonal preventative maintenance measures.

Maintain inventory of supplies and repair equipment.

Shovel snow.

Schedule and supervise vendors such as unit/carpet cleaning and painting.

Complete unit and exterior inspections.

On-call/after-hours quick response to maintenance emergencies on a weekly rotating schedule with other Maintenance team members. *Only candidates who live in El Paso County will be considered due to response time requirements.

Perform all other maintenance duties as required.

Utilize smart phone technology & manage a zone system with multiple properties per zone.

Minimum Qualifications:

Acceptable criminal and driving history with current, valid driver’s license.

Live in El Paso County (for the purposes of taking emergency on-call work orders).

Able to understand and follow Fair Housing guidelines.

High school or equivalent (GED) and 1 years’ experience or similar services.

Strong communication skills and strong self-organizational skills.

Basic carpentry, electrical and plumbing skills.

Ability to prioritize and multi-task.

Ability to quickly learn a range of apartment related maintenance skills.

On-call stipend with minimum 2 hours paid for every emergency call.

To maintain a safe and professional work environment, the following guidelines will apply:

Criminal History Screening:

  • All candidates for employment will undergo a state and national criminal history background check prior to the finalization of any job offer.

Disqualifying Offenses:

  • Candidates with any violent or sexual felony convictions in their history (regardless of when the conviction occurred) will not be considered for employment. This includes, but is not limited to, felonies related to physical assault, abuse, sexual assault, sexual misconduct, or similar offenses.

Background Check Process:

  • The criminal background check will be conducted after a conditional job offer is made. The offer will be contingent on the successful completion of this background check.
  • If the background check reveals a violent or sexual felony conviction, the job offer will be immediately rescinded, and the candidate will be disqualified from further consideration for the position.

Review of Criminal History:

  • While violent or sexual felony convictions will result in disqualification, we will review the nature of any other criminal convictions on a case-by-case basis. Other offenses may not automatically disqualify a candidate but will be considered in relation to the position applied for and the organization's mission.

Confidentiality:

  • All criminal history information obtained will be kept strictly confidential and will only be shared with authorized personnel involved in the hiring process. Any information obtained will be used solely to assess the candidate's suitability for employment.

Compliance with Applicable Laws:

  • This policy is designed to comply with applicable state and federal laws, including the Colorado Fair Employment Practices Act and other relevant regulations. We will ensure that all applicants are treated fairly, and that decisions are based on qualifications, skills, and the safety requirements of the position.

Job Type: Full-time

Pay: $20.00 - $22.00 per hour

Expected hours: No less than 40 per week
