What are the responsibilities and job description for the Location Manager position at Green Acres Storage?
We are a locally owned and operated storage company with 7 locations in Iowa and about 20 team members. In addition to high-quality self-storage, we offer Penske truck rentals and a wide variety of moving supplies.
We are looking for a Manager to help with counter sales, assisting storage rental customers and truck rental customers both in person and on the phone.
Daily duties of this full-time position include counter and phone sales, customer service, data entry, facility upkeep and general cleaning. Benefits include health, dental, vision, 401k, disability, life insurance and paid time off.
Candidates must have a valid driving license. Previous sales, customer service and computer experience are required.
Candidates must be self-motivated with a high level of self-accountability and perform work independently with minimal supervision. They must have the ability to drive multiple projects to successful completion and be goal-oriented with a high drive for results and assertiveness while dealing well with ambiguity.
The essential functions include, but are not limited to the following:
Ultimately is responsible for all of the location’s financial performance metrics including but not limited to storage revenue, storage occupancy, insurance sales, delinquency %, truck revenue, moving supply revenue, etc.
Responsible for the general upkeep/cleanliness of the facility including the exterior grounds; treat the facility as if it were your own
Work closely with Maintenance staff to ensure that the facility is taken care of (i.e. heating/cooling, electrical, safety, interior/exterior lighting, doors/gates, general mechanical issues, etc.)
Drive by the facility at night at least twice a month to ensure exterior lighting is working properly
Ensure that the facility monthly checks are being performed and on time
Responsible for ensuring that outside vendors are doing quality work and that we are getting what we pay for (i.e. snow removal, landscaping, etc.); have the mindset that it’s your money that’s paying the invoices
Responsible for setting the tone of a positive work environment; making sure that all team members feel a part of the team
Ensure that customer service is a daily priority; address all customer complaints in a timely and fair manner
Work to resolve any minor staff issues/conflicts internally prior to getting management involved; administer discipline when necessary
Assist in all aspects of the hiring and firing process
Ultimately responsible for training all new hires including writing and conducting 30/60/90-day orientation reviews; additional training assistance will come from the Training Manager, District Manager, etc.
Expected to answer upper management’s calls for after-hours emergencies; responsible for coming in after hours should such emergencies warrant it or arrange to have an Assistant Manager help out if needed
Must come up with and execute a monthly/annual marketing plan apart from what the Marketing Manager is doing; this may entail making sales calls, doing telemarketing, assisting with social media posts, getting involved with community projects; etc.
Work closely with the District Manager to establish monthly and annual sales goals related to the profitability of the location; come up with action plans to achieve those goals and subsequent plans if goals are not being met
Goals should be tracked and communicated to the team on a regular basis
Ensure that all daily operating tasks are being distributed equally amongst the staff including yourself; the Manager is expected to do everything that the assistants do
Responsible for ensuring that all operating hours are covered properly; this may mean working unscheduled hours due to staff call-ins/issues
Work with management on developing a schedule that is in the best interest of our customers and that the schedule is adhered to
Write and conduct employee annual reviews
Adhere to all company Policy and Procedures and ensure that the staff does the same; audits will be done on a regular basis to verify compliance; poor audit scores will necessitate action plans to correct
Set the example when it comes to our Core Values and Code of Conduct; ensure that your staff follows your lead
Required to be in compliance with the company dress code and personally enforce the code with the staff
Assist self-storage customers by renting storage units, collecting customer information, answer customer questions regarding storage units, and take storage rental payments
Understand facility benefits and convey them to potential customers through sales
Conduct rate shops of the competition to gain market knowledge
Secret shop competitors in person to identify sales advantages
Verify storage units are clean and ready for future tenants
Minimize delinquency through collection procedures and customer communication; spearhead the auction process as necessary
Ensure the accuracy of all financial information, including payment receipts and daily closes
Ensure deposits are delivered to the proper financial institution on a daily basis
Understand the truck rental fleet’s benefits and convey them to potential customers through sales
Rate shop the competition to help get a better understanding of the market
Assist truck rental customers by setting up reservations, collecting customer information, opening and closing rental agreements
Verify rental trucks are clean and ready for future customers; make sure that everyone is following the truck inspection form (clean cab and box, check fluids, tire pressure, etc.)
Ensure the accuracy of all Penske rental agreements, inspection forms, commercial insurance certificates and weekly reports
Build rapport with Penske corporate staff and transfer drivers to ensure that we receive the proper attention regarding fleet needs
Perform daily opening and closing procedures according to Company Policy and “Duty” checklists
Keep supplies for storage facility and truck rental operation fully stocked; check weekly and order and rearrange as needed
Organize Moving Products display to maximize sales
Maintain clean and organized facility and work spaces; ensure that Daily Duty List is followed every day
