As Property Manager, you will be a key piece in how we manage our rapidly growing portfolio daily. You will be the on a critical team that is responsible for helping to ensure that our tenants have the best possible rental experience. This role will also play a key part in sourcing and screening tenants to ensure all rental requirements are met. Speed is critical, so it’s important that the potential team member has a sense of urgency when units are vacant.
This full-time, salaried role is on site and will oversee three properties (Magnolia Trace Apartments, Brookland Trace Apartments, and Cedarwood Apartments) - all of which are within close proximity to each other. Willingness to learn is a critical trait this individual will have. Excellent Benefits and 401K Package, as well and bonus/incentive opportunities. This position will receive $60,000 annual salary as a base, along with bonus/incentive opportunities.
Roles and Responsibilities:

Property Management:
- Handle the communications with tenants (email, phone, etc.). Respond timely to requests and ensure efficient problem resolution.
- Handling all aspects of leasing (answering phones, talking to potential tenants, screenings)
- Coordinate with contractors, cleaners, landscapers, and other parties to ensure a well-ran property management company.
- Ensuring Compliance items are up to standard (income verifications, recertifications, etc) as applicable.
- Ensuring units are 100% ready for move in (checklists, physically visiting units, etc.)
- Following up on outstanding balances and tracking tenant payments
- Work in software (Appfolio) to run reports for management, apply payments, track work orders, set up new tenants, etc.
- Handle tenant screenings and ensure an efficient leasing process
- List properties for rent, all while monitoring market rent trends to ensure highest rates
- Drive to 0% vacancy and fast turn times
- Handling eviction processes, as needed
- Responsible for bill payment, tracking of expenses, etc. to ensure a clear and optimal income statement..
Qualifications:
- 2 years of real estate experience in property management, investing, or asset management
- Various System Experience (excel, word, etc) preferred
- Strong desire to uphold personal honesty, integrity, and work ethic
- Experience with Appfolio preferred but not required
- Maintains a passionate and enthusiastic attitude
- Drivers License and ability to drive to various properties
- Show Legal documentation showing ability to work in the United States
