Green Alpha Property Management is the property management business of a real estate management and commercial investment company headquartered in Raleigh, NC and with a strong presence across the Southeastern United States. Due to our large scope of properties, there are many different avenues for career progression.
As the Property Manager you will be a key piece in how we manage our rapidly growing portfolio daily. Your key focus will be 1) Ensuring tenants have the best possible experience 2) Maintenance/Tenant Issues are addressed efficiently and 3) Vacancy is as low as possible. This role will oversee two complexes in High Point, NC and one complex in Greensboro, NC.
Willingness to learn is a critical trait this individual will have. Excellent Benefits and 401K Package, as well and bonus/incentive opportunities. Salary is ~$55,000 with a potential to earn 10% in company bonus (Total Package Potential: $60,500).
Roles and Responsibilities:
Our Property Manager will bring a positive, upbeat, and driven attitude to help build lasting relationships with tenants and team members.
- Handle communications with tenants (email, phone, etc.). Respond timely to requests and ensure efficient problem resolution.
- Handling all aspects of leasing (answering phones, talking to potential tenants, screenings)
- Coordinate with contractors, cleaners, landscapers, and other parties to ensure a well-ran property management company.
- Ensuring Compliance items are up to standard as applicable (income verifications, recertifications, etc)
- Ensuring units are 100% ready for move in (checklists, physically visiting units, etc.)
- Following up on outstanding balances and tracking tenant payments
- Work in AppFolio software to run reports for management, apply payments, track work orders, set up new tenants, etc.
- Handle tenant screenings and ensure an efficient leasing process
- List properties for rent, all while monitoring market rent trends to ensure highest rates
- Drive to 0% vacancy and fast turn times
- Handling eviction processes, as needed
Qualifications:
- Certificate in Real Estate/Apartment/LIHTC/Management preferred
- 3 years of real estate experience in property management, investing, or asset management
- Various System Experience (excel, word, etc) preferred
- Strong desire to uphold personal honesty, integrity, and work ethic
- Experience with AppFolio preferred but not required
- Maintains a passionate and enthusiastic attitude
- Drivers License and ability to drive to various properties
- Show Legal documentation showing ability to work in the United States
