What are the responsibilities and job description for the Maintenance Technician position at Green Country Village?
The Maintenance Technician position is responsible for the overall upkeep of residential apartments and public areas through responsive, accurate and efficient maintenance. Maintaining all aspects of the physical plant including, but not limited to, preventive maintenance, routine electrical and plumbing repairs, janitorial duties, painting and other refurbishment work, grounds work, light carpentry work, etc. under the direction of the Director of Plant Operations.
Shift available: Tuesday - Saturday 8:00am - 4:30pm
Starting pay is $13/hr and negotiable based on experience.
ESSENTIAL JOB DUTIES:
- Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, and appliance repair.
- Performs painting and refurbishment projects as assigned.
- Assists in providing initial response for malfunction of residential/commons HVAC equipment. Performs resets and simple repairs as necessary.
- Performs mowing, snow removal, and other grounds work as assigned.
- Performs janitorial duties such as floor care, trash removal, etc. as assigned.
- Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
- Will assist other Maintenance personnel, when necessary, in the completion of various projects or repairs.
- Assists in maintaining proper levels of material and supplies for the campus to ensure the timely and efficient completion of necessary tasks.
- Will be expected to work a reasonable amount of scheduled and “on-call” overtime as necessary to meet needs of the community.
- Performs additional duties requested by the supervisor and directors in order to ensure the effective and efficient operations within the community.
OTHER DUTIES:
- Assists in maintaining a high level of customer service for residents and their guests.
- Maintains safe and sanitary conditions in all work areas.
- Maintains all tools, equipment, and supplies in the proper condition.
- Uses all safety equipment and follows safety procedures according to GCV policies.
- Maintains as acceptable standard of personal hygiene and complies with GCV dress code.
- Completes all assigned tasks.

QUALIFICATIONS:
- Ability to effectively communicate and follow instructions in English both orally and in writing.
- Ability to perform simple mathematics.
- Ability to understand measurements and conversions.
- Minimum of 3 years maintenance experiences preferred.
- Ability to plan and organize work, and to interpret instructions, specifications, and standards.
- High school graduate required; technical school/background preferred.
- Knowledge of basic tool and equipment operation and maintenance.
- Some knowledge of heating and air-conditioning system operation and maintenance.
- Experience working in the senior living industry or health care setting preferred.
- Ability to work in close cooperation with residents, guests, visitors, families, co-workers, and supervisor; requires courtesy, tact, and graciousness.
