Green Leaf Construction is a construction management, design build and general contracting firm headquartered in Leominster, Mass. We are seeking a Preconstruction PM to lead the handoff of the preconstruction and estimating process of our design build and construction management projects to construction. Applicants must have experience in warehouse / distribution, healthcare, academic, manufacturing and technology projects.
The Preconstruction PM must be able to lead a project team composed of both Green Leaf personnel and external design, engineering and subcontractor partners in a manner consistent with Green Leaf’s customer-focused standards. The Preconstruction PM must be able to multi-task, prioritize his / her own responsibilities, delegate effectively amongst team members, and most importantly, drive solutions for any and all project-related issues. The Preconstruction PM should be able develop and foster strong relationships with industry contacts including customers, the design community, owner’s representatives and subcontractors, helping us grow the business!
The Preconstruction PM will work in concert with the Director of Preconstruction, Estimators, Project Managers and APM's, On-Site Superintendents and the General Superintendent.
Skills and Experience
- 3-5 years of industry experience in the role of a preconstruction PM or estimator for a commercial design-build construction firm. Commercial construction and design-build experience are required.
- Strong working knowledge of commercial and industrial building systems, materials, and assemblies across all construction trades (Divisions 1 through 16).
- Fluency with Procore, Microsoft Outlook, Word, Excel and Project.
- Confident demeanor as a primary representative for Owners, Design Team members, and Subcontractors.
- Personal network of designers, engineers, subcontractor and vendors developed over career in industry.
- Complete fluency with all types of construction documents, including drawings, sketches, RFI's, and submittals and ability to review and identify gaps and / or conflicts in the same.
- Strong MEP knowledge preferred.
Responsibilities will include:
- Prepare estimates that are accurate, complete and reflect the requirements of the project.
- Procure and assess an adequate number of subcontractor proposals to complete client estimates. Complete subcontractor bid analysis.
- Assist in proposal preparation.
- Prepare preliminary budgets and conceptual estimates.
- Prepare and develop detailed scope documents including scope of work sheets, RFPs, RFIs.
- Review documents for quality, content and constructability. Proactively identify and resolve potential problems in order to minimize risk.
- Establish and update project schedule in coordination with PM.
- Attend project walk-throughs. Must be willing to travel to sites within the Northeast (travel expense compensation provided).
- Solicit and procure qualified subcontractors. Assist with pre-qualification of new subcontractors.
- Assist with preparation and distribution of bidding documents to subcontractors using ShareFile (cloud-based Citrix program).
- Complete subcontractor buyout (strong negotiation skills are required).
- Assist with subcontract administration.
- Attend design meetings. Promote strong post-project relationships with owners and design-team members.
- Develop relationships with potential and existing customer decision makers and influencers. Seek and identify new projects, the parties affecting the project award, and their relative influence in the decision-making process.
- Participate in industry related networking events and organizations in order to grow potential client base.
- Keep informed of new technologies and developing markets.
- Maintain a working knowledge of material unit costs, systems square foot costs and total building square foot costs.
- Assist with permitting process.
- Coordinate and oversee the delegated responsibilities of others on the project team.
- Assist in transition of projects from preconstruction / bidding phase to construction phase.

Pay: $85,000.00 - $100,000.00 per year
