Position: Move-In Coordinator
Responsible for: Move-in and transition of future residents into Enso Village.
Reports to: First Vice President of Marketing
Primary Objective: Meet or exceed deadlines as well as move-in and occupancy goals while delighting our customers.
PRIMARY EXPECTATIONS AND JOB DUTIES
Expectations
a. Work within a team environment to smooth the transition of future residents into their new homes. Positive relationships are to be nurtured that will instill trust and confidence for future residents through all phases of development and move-in.
b. Provides administrative assistance in all aspects of departmental operations including event planning and promotions
Duties
a. Move-In Coordinator will:
(i) Take responsibility for providing superior hospitality to prospective residents and other guest:
(ii) Understand the minimum move-in and occupancy targets throughout the development lifecycle and contribute towards their achievement.
(iii) Make reminder and follow-up calls relative to events and other needs.
(iv) Ensure quality of finish is excellent prior to the introduction of resident to their apartment home;
(v) Work together with facilities to resolve items iv above;
(vi) Together with Moving Station and the Sales team, coordinate the move of future residents from their house to their new home at Enso Village;
(vii) Serve as liaison between resident and the operations team as it relates to issues surrounding the move-in process.
(viii) Consult with operations team as it relates to the Orientation Process;
(ix) Serve as the "legs on the ground" of Moving Station, helping to resolve immediate or pressing concerns that arise unexpectedly;
(x) Ensure moving companies adhere to policies to assure a smooth and safe transition for residents with minimal disruption to the community;
(xi) Greet new residents as they arrive and coordinate addressing their needs by operations team members.
(xii) Be an active member of the team, participating in strategic discussions, training sessions, and other exercises aimed at understanding the customer and market/competitive forces; Continually reacquaint themselves with state regulations, the residency agreement, and other pertinent documents;
(xiii) Monitor their own activity to ensure effectiveness;
Other Duties
(xiv) Answering the telephone promptly and courteously;
(xv) Managing the CRM and lead distribution
(xvi) Weekly reporting and maintaining the Unit Inventory
(xvii) Ensure the office is fully stocked with supplies, collateral material, and other items necessary to the sales function
(xviii) Make deposits and handle transactions accurately on the day of which they occur;
(xix) Set up and manage prospective resident files, move-in paperwork and agreements.
(xx) Manage the response and fulfillment of collateral for all inquiries;
(xxi) Coordinate and take part in events to promote the opportunity to prospective residents or influencers;
c. Adhere to all applicable laws, regulations, policies and guidelines. Always works in the best interests of Greenbrier Development’s clients, and complies with positive workplace standards for conduct and behavior at all times and is willing to be inconvenienced for the sake of the team.
GENERAL PRODUCTIVITY
a. Sales and occupancy targets committed through the development plan are as follows: fill to an occupancy level of 95% occupancy.
GENERAL QUALIFICATION GUIDELINES
Experience and education
a. Experience in project management roles with primary responsibility, or similar involvements.
b. Bachelor’s degree or equivalent preferred.
c. Demonstrated interest in continued growth and learning.
Knowledge, skills, and abilities
a. Must be a master of creating and maintaining fruitful relationships.
b. Must master the technical aspects of the role including: the computing and reporting environment, contracts/disclosure statements, state regulations and the sales process.
c. Capable oral and written communication skills.
d. Computer PC proficient, Excel, Word.

Job Type: Full-time
Pay: $65,000.00 - $75,000.00 per year
