Description
The Facilities Maintenance Technician is responsible for performing routine building and equipment
maintenance tasks in the following areas: machine p/m service and repair, low-voltage electrical, ventilation, HVAC (Heating and Cooling), plumbing, carpentry, etc.
Primary Duties:
- Responsible for the building and grounds, supporting manufacturing operations, and all manufacturing equipment, routine servicing, preventative maintenance, and machine breakdown repairs. Including but not limited to CNC vertical and horizontal milling machines with a pallitech system, CNC and manual surface grinders, and CNC and manual lathes.
- Repair and maintain the facility's infrastructure and equipment in various areas, required skills are carpentry, painting, basic plumbing, troubleshooting HVAC (heating and cooling), and mechanical work; repair electrical switches, outlets, lighting systems, and the use of all hand tools.
- Maintain property exterior grounds, entryway, parking lot, exterior lighting, cigarette receptacles, sidewalks/parking lot (light ice/snow maintenance salting).
- Maintenance of office and manufacturing area, shop floor (Electric walk-behind floor scrubber, sweeping, mopping & vacuuming), cleaning/disinfecting break rooms and community surfaces (handrails, water fountains, etc.).
- Schedule and supervise the work of contractors and service providers such as office cleaning services, trash and recycling removal, waste oil disposal, scrap metal removal, HVAC system (heating and cooling), grounds and lawn care, snow removal, electricians, machine riggers, fire suppression system, alarm system, air compressors, fork truck, and MEWP (scissor lift) maintenance, etc.
- Perform general electrical repair/maintenance and installation of electronic controls on equipment
- Perform electrical shutdown/startup of low-voltage equipment following all LOTO procedures.
- Perform scheduled routine maintenance, including disassembling, cleaning, and inspecting machine motors, coolant pumps, pneumatic, hydraulic, and air filtration systems.
- Adhere to the routine preventive maintenance schedule and complete the tasks on time, record and document actions performed for the preventive maintenance, equipment repair, and maintain the inventory of the part usages, etc.
- Managing equipment parts and supplies inventory, keeping the stored locations organized, and maintaining the quantities on a computer spreadsheet. Anticipating needed equipment, parts, and supplies; placing and expediting orders and verifying receipt.
- Manage and order supplies, snack foods, coffee and filters, beverages, janitorial supplies, run errands and perform other work-related duties as assigned.
- Perform other duties as required.
- Maintain a safe and clean working environment by complying with company policies and procedures, and OSHA regulations.
- Participate and assist with safety training, the Health and Safety program, and the continuous improvement program. Support all safe work practices and safety procedures, to ensure work does not endanger others.

Requirements
Education, Work Experience/Skill Requirements:
- High school education or equivalent
- Min of 3 years of increasingly responsible general facilities maintenance experience
- Solid knowledge of methods and principles of general building maintenance services, including but not limited to carpentry, plumbing, painting, electrical work, heating, ventilation, cooling systems, contract administration, occupational hazards, and OSHA standard safety practices.
- Ability to communicate effectively in English – both oral and written
- Ability to utilize repair manual electrical and mechanical diagrams and operational manuals for the installation, repair, modification, and maintenance of various equipment.
- Ability to work effectively on a computer and to operate programs associated with Microsoft Office.
- Ability to operate a variety of hand and power equipment safely and productively.
- Must be organized, detail-oriented, self-motivated, and able to multi-task.
- Customer service-oriented; ability to establish and maintain effective working relationships with those contacted in the course of work.
- Ability to work with minimal supervision.
- Available to assist in emergency (off-hour) situations
Physical Requirements/Environmental Conditions:
- Valid driver’s license, and automobile insurance; ability to run errands with your vehicle.
- Ability to safely operate a fork truck and scissor lift.
- Ability to push/lift 50 pounds.
- Ability to routinely stand, bend, sit, kneel, lift, climb ladders, stretch, and walk as required by various duties for extended periods.
- Ability to work around and with lubricants, solvents, batteries, cleaning fluids, and paints.
- Work includes exposure to machinery with moving parts, noise, and electrical hazards.
