Position Overview:
We are seeking a dedicated and highly organized General Maintenance Manager to oversee the overall working order of all resort rental units within contractual guidelines as defined by the Director of Property Management. The ideal candidate will ensure all units are maintained in top condition, managing maintenance staff and subcontractors efficiently while delivering exceptional service to guests and owners.
Key Responsibilities:
Unit Maintenance & Repair:
- Ensure all rental units are maintained in proper working order in accordance with property management standards.
- Perform repairs and renovations as needed, ensuring minimal disruption to guests.
- Diagnose mechanical, electrical, and plumbing issues and implement effective solutions.
- Inspect, operate, and test machinery or equipment to diagnose malfunctions.
- Repair or replace defective equipment parts using appropriate hand and power tools.
- Assemble, install, or repair wiring, electrical components, plumbing, pipe systems, machinery, and equipment as required.
- Conduct minor repairs, including fixture replacements (e.g., switches, outlets, bulbs, ballasts, fuses, cords), plumbing fixes (e.g., leaks, unclogging drains, replace hoses), and general updates (e.g., smoke alarms, cabinets, shelves, tile, filter systems).
- Repair minor electrical issues and replace items as needed, excluding those requiring certification.
- Use appropriate tools including, but not limited to, hand/power/specialty tools and machinery as required.
Vendor & Staff Management:
- Train and oversee maintenance personnel and subcontractors as required.
- Assist in gathering quotes from third-party vendors for renovations or repairs.
- Collaborate with external service providers for items not covered under contractual agreements.
Project Coordination & Planning:
- Plan and lay out repair work using diagrams, blueprints, and manuals.
- Oversee special projects as requested by the Property Management Division.
- Assist in annual property inspections and obtain quotes for required work.
- Block units out of service and schedule necessary service providers.
Administrative Duties:
- Maintain detailed records of maintenance and repair work, including cost tracking.
- Create and manage a billable work order system to track internal tasks.
- Submit bids or estimates for job lists and projects as requested.
- Ensure job assignment records are updated regularly.
- Order parts, supplies, and equipment as needed.
Guest Service Support:
- Work closely with the front desk to manage check-in and check-out processes.
- Respond promptly to emergency calls and guest service requests.
- Provide a positive guest experience through effective communication and problem resolution.
Safety & Compliance:
- Ensure the integrity and safety of every rental unit by addressing issues promptly.
- Attend staff meetings to discuss maintenance strategies and problem-solving approaches.
- Maintain compliance with all safety regulations and company policies.
Qualifications & Requirements:
Experience & Skills:
- Minimum of 2 years of experience in a maintenance-related field, with resort or private home/villa experience preferred.
- Proficiency in Microsoft Excel and general IT knowledge.
- Strong organizational skills, attention to detail, and ability to multitask.
- Ability to work in various adverse conditions, including tight spaces, heights, and extreme temperatures.
- Excellent communication skills with the ability to interact professionally with guests, team members, and vendors.
- Ability to lift 50-60 pounds regularly and stand for extended periods.
- Must pass a thorough background check.
Additional Competencies:
- Self-motivated with the ability to prioritize tasks and meet deadlines.
- Experience with electrical, plumbing, and HVAC systems is a plus.
- Strong problem-solving abilities and adaptability in dynamic environments.
