The Construction Administrator supports the preconstruction and construction phases by coordinating with the design team, contractors, and stakeholders on bid documents, RFIs, submittals, and site observations. This individual will also manage document controls, assist in reviewing contractor payments, punch lists, and closeout documentation. Some travel within a two-hour radius of Richmond, Virginia is required, and responsibilities may vary depending on the project size.
Responsibilities:
- Contributes to the pre-bid process for construction management.
- Contributes to the 30%, 60% & 90% drawings and specifications review with CM, Quality Pillar and Constructability Review Team.
- Contributes to the QC and Constructability Review, and Review Comments to the Project Design Team.
- Assists Project Design team with coordination of bid documents.
- Attends Pre-Bid meetings, coordinates Bidders’ questions with the Design Team, Issues Addenda, and Tracks Bid and Award process.
- Prepares meeting documentation for preconstruction conferences and develops project-specific pre-construction packages for meetings.
- Attends Owner/Architect/Contractor construction meetings as the Architect’s representative.
- Conducts site visits during construction, making observations and creating Site Observation Reports to be distributed to the Owner and Contractor. Addresses field issues and coordinates with Contractor and Design Team as needed.
- Responsible for document controls maintenance and filing:
- Works with the Document Control Specialist to Process and track Requests for Information (RFIs) from contractors, which requires review of the RFI and attachments to ensure all required information has been submitted and the program document controls requirements are being met, and that it is routed to the correct person for review. Additionally, track submittal to ensure the review process by others is being performed, and fielding Contractor and management questions on status.

- Works with the Design Team to develop and issue supplementary sketches, Amendments, and Construction Change Directives as needed.
- Contributes to the review of Contractor’s Application & Certificate for Payments.
- Works with the Contractor and Design Team to coordinate third party inspections, such as Special Inspections and Equipment Commissioning.
- Conducts Punch List and Final inspections with Design Team.
- Contributes to the review of Closeout Documentation, including O&M manuals, warranties, attic stock materials and as-builts.
- May work on small/medium/large scale projects. On smaller projects, the individual may be responsible for all aspects of the Contract Construction Administration phase with limited guidance from the Design Team.
Minimum Qualifications:
- A Bachelor's or Master's degree in Architecture from an NAAB-accredited program, with at least 5 years of professional experience in architecture and/or construction, preferably 10-15 years in a similar role.
- Experience in the aviation industry is preferred, but not required.
- Proficiency in Revit strongly preferred.
- Extensive knowledge of architectural systems, interior and exterior, with fundamental knowledge of civil, structural, mechanical, electrical and plumbing systems.
- Fundamental knowledge of the permitting process for civil and architectural new construction and renovations.
