Description
Nature of Work: The Facilities Specialist is responsible for a wide variety of maintenance duties. These duties may include, but are not limited to managing the maintenance, service and repairs of all GMS facilities and vehicles; caring for lawns and grounds; plowing and shoveling snow for owned and leased properties. The Facilities Specialist acts as a contact for GMS owned and leased properties and supports the agency in maintaining effective and smooth operation of multiple jobsites. The Facilities Specialist will have regular and proactive communication with members of the team and outside vendors as required to ensure safe and prompt completion of projects.
Essential Functions:
- Assist in planning and independently perform routine repairs and maintenance to facilities in areas such as carpentry, painting, plastering and other light duty maintenance.
- Assist in maintaining records and tracking of repairs and maintenance completed in GMS properties and vehicles.
- Act as contact for GMS management and service vendors for facilities maintenance or repair purposes.
- Coordinate all contracted services ensuring projects are completed on schedule and within budget.
- Obtain a minimum of two written job estimates for all projects $3,500 and over and three written job estimates for any project $10,000 and above for facility renovations and present to Director of Projects & Compliance for approval.
- Perform care of lawns, small trees and shrubs at all GMS owned facilities as needed.
- Flex schedule during inclement weather to perform clean up and/or repairs to include, but not limited to, snow removal, sanding, salting of all driveways and walkways at GMS owned properties and assigned leased properties.
- Flex schedule to ensure completion of high priority tasks as assigned.
- Support and follow all applicable policies, procedures, and licensing regulations.
- Attend all training and meetings as directed
- Maintain effective working relationships with employees, members of the Board of Directors, GMS consumers and other stakeholders.
- Act as primary contact for all service vendors including but not limited to appliance repair, heating service, vehicle repair, plumbers, electricians and contracted office cleaner.
- Conduct on-going safety and hazard inspections of all facilities and vehicles to determine if repairs or maintenance are needed.
- Ensure proper training is conducted on the use of all new appliances.
- Serve as a member of the Safety Committee.
- Notify Director of Projects & Compliance of all emergency maintenance projects.

Requirements
Physical Requirements:
- Must be able to sit, stand, walk, and navigate throughout facilities, buildings, and outdoor areas for prolonged periods.
- Required to climb ladders, access rooftops, enter confined spaces, and work at varying heights.
- Must be able to lift, carry, push, and pull materials and equipment weighing up to 50 pounds.
- Frequently required to stoop, bend, kneel, crawl, crouch, and reach overhead to perform maintenance and repair tasks.
- Must be able to safely operate vehicles and maintenance equipment.
- Ability to work in a variety of environmental conditions, including exposure to heat, cold, rain, snow, and dusty or noisy settings.
Qualifications:
- High school diploma or equivalent.
- Previous experience with general maintenance duties, basic carpentry, painting, plastering, and other light duty repairs.
- Working knowledge of tools and equipment used in general maintenance and basic carpentry.
- Familiarity with licensing requirements and OSHA regulations relative to project work preferred.
- Possess professional values and ethics; model confidentiality practices as stated in federal, state and GMS policies.
- Possess basic computer skills and a working knowledge of Microsoft Word programs.
- Possess a valid Maine state driver’s license.
- Possess good verbal and written communication skills.
- Ability to pass required background checks, to include: Adult/Child Protective Services; criminal history; OIG Exclusion list; National Sex Offender Registry; Bureau of Motor Vehicles record; and Maine CNA Registry.
