Job Summary:
We are seeking a self-motivated and customer-centered Self-Storage Manager to oversee the operations of our storage facility. The ideal candidate will have some knowledge in property management, maintenance, customer service, motivated, ability to work independently, honest, basic computing skills. All bills paid for a one-bedroom apartment living will be provided. Manager will be allowed to hold another position elsewhere that has the flexibility to answer calls with potential callers and respond to any inquiries promptly.

Responsibilities:

  • Answer the phone with a welcoming greeting that immediately lets the caller know, just by your tone of voice, that you are glad they called US
  • Effectively maintain the storage office
  • Listening to and collecting customer information, (name, phone number, and reason for contact)
  • Making every effort to make certain the caller knows where we are located
  • Take reservations
  • Performing Overlocks /Reverse Overlocks
  • Leasing self-storage units
  • Stay aware of which units are available to rent, their dimensions & square feet, and their monthly rates
  • Check the site map before bringing prospects to a unit showing 1) make sure the unit has been cleaned and 2) locate the unit on the map
  • Explain thoroughly the gate hours of access, and rental agreement details
  • Be able to take rent payments; being careful to post payment accurately and always verifying information
  • Be aware of how to check and balance cash & check receipts
  • Help with contacting delinquent tenants, noting response or message left
  • Maintain clean entrance and office
  • Accurately filing move-ins and move-outs
  • Being mindful of activities on the properties to ensure safety and security of the property
  • General Cleaning – includes units, property, hallway
  • Perform regular maintenance on the property as needed. Receive, address, and coordinate any maintenance requests by tenants.
  • Coordinate the landscaping work to include mowing small area of grass, perform weed treatment control throughout the property as needed.
  • Promote and advertise any vacant units to prospective tenants and clients.
  • Perform independently with a high level of accuracy
  • Run errands for the facility to do banking and get supplies when needed
  • Work closely with Management Team to resolve any issues
  • Perform other duties as assigned

Hours of Operation (subject to change) – hours can be adjusted based on the manager’s schedule:

· 3 to 4 hours daily, Monday through Friday for walk-ins

· By Appointment Only or by Phone Only

· After Hours & Weekends, By Phone Only

Qualifications:

  • Some knowledge in property management or related field
  • Some previous experience in maintenance work. (preferred but not required)
  • Knowledge of relevant laws and regulations pertaining to storage facilities
  • Ability to prepare contracts effectively
  • Ability to promote and market vacant units to prospective tenants effectively through social media, local publications and other avenues
  • Familiarity with Fair Housing regulations and Section 8 programs is a plus
  • Strong organizational skills with the ability to manage multiple tasks efficiently
  • Excellent phone etiquette and communication skills
  • Married couples are highly preferred, but not required

Benefits & Compensation:

  • $1200 - $1400 per month
  • On-site 1 bedroom, fully equipped apartment
  • All utilities to include internet, water, electric, sewage and cell phone

Job Type: Part-time

Pay: $1,200.00 - $1,400.00 per month

Expected hours: 20 – 25 per week
