Position Summary
The Sr. Project / Construction Manager will be responsible for overseeing planning, coordinating, and implementing residential renovation projects within the decided-upon budget, timeline, and scope. This position will effectively monitor area project managers and present project updates to relevant stakeholders, clients, or project team members.
Essential Functions & Responsibilities
- Set and meet project timelines
- Estimate quantity takeoffs and subcontractor bid review
- Leads an interdepartmental team to complete an assigned project on time, to specifications, and with accuracy and efficiency
- Inspect, scope and bid review for initial rehabs and turns
- Perform timely pricing, approval and execution
- Establish effective quality control tracking measures
- Provide timely and accurate updates to relevant stakeholders and team members on project progress
- Outlines the tasks involved in the project and delegates accordingly
- Conducts cost analysis, estimating expected costs for the project
- Prepares and implements a budget based on estimates
- Conducts risk assessments; reports identified risks to management; provides recommendations for mitigation of risk (including termination of the project if appropriate)
- Recruit, train, and manage subcontractors
- Addresses questions, concerns, and/or complaints throughout the project
- Acts as a liaison between company, customers, and vendors
- Assure proper permits are pulled and safety standards are met in accordance with local, state and federal guidelines
- Maintain timekeeping records for all direct reports
- Prepare and deliver annual performance evaluations to staff
- Issue corrective action measures as necessary ex: PIPS, Counseling Memos, Disciplinary Action
- Communicates and collaborates with sales and marketing teams to provide training and information required to promote and sell new projects, programs, and systems
- Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices
- Travel for projects as needed
- Performs other related duties as assigned
