Guardian is seeking an experienced Director of Asset Management to join our team of high-quality professionals working in the Oregon Real Estate Services and Property Management Industry.
The Asset Manager role is based in our Portland, Oregon office and is not a remote-based position.
Position Description :
The Director of Asset Management will oversee a portfolio of affordable and market-rate properties : 35 Guardian-owned properties, and 25 properties for a Guardian partner. This individual will lead the Asset Management function in all disciplines of the real estate investment cycle, including acquisitions & dispositions, leasing, construction, operations, equity and debt financing, cash flow, and financial analysis and reporting. The Vice President will be expected to perform rigorous, thoughtful, and accurate analysis to effectuate the business plans which will be unique to each investment. The role will work closely with all senior leadership members including the COO, Vice President of Property Operations, Chief Financial Officer, Vice President of Real Estate, and Vice President of Acquisitions.
Compensation : Depends on experience.

Requirements :
An undergraduate degree is required. Graduate degree strongly desired. Minimum of 10 years of work experience in the multifamily industry; should include leadership experience. The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.
- Prior experience in multifamily real estate asset management of a diversified real estate owner or institutional real estate investment firm is essential.
- Prior experience in affordable housing required.
- Working knowledge and direct experience within the Western US markets including supply and demand, players in the marketplace, overall economics, etc. Will ideally also have strong contacts and presence within the market.
- Possess an intuitive and detailed sense of the dynamics and risks of each transaction with the ability to "look beyond the numbers" when charting the course for an investment undermanagement. This candidate should have experience proactively looking at broader trends and research to forecast such effects on their specific investments as well as sectors for which they are responsible.
- Demonstrates a strong institutional ownership perspective and experience and deliver a principal's perspective and outlook in its approach to the business.
- Strong analytic and quantitative skills with a financially driven approach to the business including confidence in working with Excel analysis.
- Meaningful experience with development and / or substantial repositioning of assets and property dispositions (not just experience with long-term hold, stabilized assets).
- Experience in working with lenders and joint venture partners through a construction and / or repositioning process is helpful. Knowledge of development and construction is helpful to work effectively with development and / or redevelopment projects that Guardian pursues.

- Exceptional written and verbal communication and organization skills
- Demonstrated capability to interface and maintain effective relationships with all departments and employees in a team-oriented environment
