You are “Sherlock Holmes” of the Property Management World.

  • Investigations- Assess and verify the condition of the assigned units.
  • Gather Evidence -Examine all items in each unit for evidence of repairs needed.
  • Apprehend Repair Assistance- Finding the right avenue for larger maintenance issues.
  • Prepare Reports- Report your findings in company software apps and the correct department to ensure a streamline inspection-to-completion workflow.

Overview

We are currently recruiting for the position of 2 Field Inspectors-Part Time to include Weekends for various rental properties.

1 Candidate will be for the Sanibel Island Area and 1 Candidate will be for the Sarasota Area. You must live within a 30-minute drive of your chosen area.

Having the ability to assess and verify the condition of an assigned property is what makes you a Property Management Detective.

You will utilize your keen sense of observation, deduction, and logical reasoning to evaluate properties for compliance with company standards. You will check commonly used items like tv controllers, drawers, door handles, and faucets to ensure they are functioning properly. You will also check to ensure the property has all items promised to guests by our company. You may be required to perform small maintenance repairs if you detect one during an inspection. You will communicate large maintenance repairs, and other important findings, to the respective departments upon completion of your inspection.

Essential Job Functions

  • Ability to identify problems and implement the best solutions for guests and tenants.
  • Adheres to the highest level of customer service and quality standards for guests and tenants.
  • Strives to always make the properties appear at or above quality standards.
  • Ability to troubleshoot issues with guests and tenants.
  • Completes assigned daily work orders and other property maintenance.
  • Ensures complete resolution of all assigned work orders.
  • Perform move-in, move-out, renewal, and 90-day property checks.
  • Adheres to all safety policies and procedures.
  • Notify any safety concerns when on properties.
  • Replacement of any battery-powered equipment.
  • Will be exposed to a constant activity that requires intermittent standing, bending, crouching, twisting, pushing / pulling, lifting / moving / carrying (light and heavy loads, 0lbs – 50lbs ), and climbing stairs.
  • Ability to work non-traditional schedule to include evening, weekends, and on-call hours.

  • Education and Experience

  • High School Diploma or equivalent is required.
  • Valid Florida Driver’s License in good standing required.
  • Previous experience in inspection of properties preferred.
  • General knowledge of the use of hand tools.
  • General knowledge of computers, iPad, tablets, and cell phones.

    PHYSICAL AND DEXTERITY REQUIREMENTS : Physical and dexterity refers to the requirement for physical exertion and coordination of limb and body movement.

    Requires medium to heavy work that involves walking, standing, stooping, lifting, pushing, and raising objects and involves exerting between 20 to 50 pounds of force on a regular and recurring basis and 50 to 100 pounds of force on an occasional basis.

    Compensation

    Pay Range : $18.00 to $21.00 per hour.
