We are Gulf Coast Property Management (GCPM) and we assist property owners and investors with the business of renting their rental homes. We bridge the gap between property owners, residents, and guests by providing professional marketing, leasing, and management services on their behalf. Who You Are and What You Do

We are currently recruiting for the position of Field Inspector-Weekends Only (primarily Saturdays) for various rental properties on Sanibel Island.

You will be trained in our processes and procedures utilizing your knowledge, skills, abilities, education, and passion for this career. We are also looking for a career-minded individual with a positive attitude and a willingness to go the extra mile. The right candidate should be a leader, self-motivated, detail oriented, tech savvy, organized, results orientated, and have a positive attitude. We are a small team, and we need people who possess the drive to help us succeed and grow. This is a FAST-paced industry and self-direction is critical.

Overview

Based on the Sanibel Island areas, you will assess and verify the condition of an assigned property. In this role, you will evaluate properties for compliance with company standards. You will check commonly used items like tv controllers, drawers, door handles, and faucets to ensure they are functioning properly. You will also check to ensure the property has all items promised to guests by our company. You may be required to perform small maintenance repairs if you detect one during an inspection. You will communicate large maintenance repairs, and other important findings, to the respective departments upon completion of your inspection.

Essential Job Functions

  • Ability to identify problems and implement the best solutions for guests and tenants.
  • Adheres to the highest level of customer service and quality standards for guests and tenants.
  • Strives to always make the properties appear at or above quality standards.
  • Ability to troubleshoot issues with guests and tenants.
  • Completes assigned daily work orders and other property maintenance.
  • Ensures the complete resolution of all assigned work orders.
  • Perform move-in, move-out, renewal, and 90-day property checks.
  • Adheres to all safety policies and procedures.
  • Notify any safety concerns when on properties.
  • Replacement of any battery-powered equipment.
  • Will be exposed to a constant activity that requires intermittent standing, bending, crouching, twisting, pushing/pulling, lifting/moving/carrying (light and heavy loads, 0lbs – 50lbs ), and climbing stairs.
  • Ability to work non-traditional schedule to include evening, weekends, and on-call hours.
  • Other duties as assigned.

Education and Experience

  • High School Diploma or equivalent is required.
  • Valid Florida Driver’s License in good standing required.
  • Previous experience in inspection of properties preferred.
  • General knowledge of the use of hand tools.
  • General knowledge of computers, iPad, tablets, and cell phones.

  • Technical computer skills are required on all forms of hardware - laptops, tablets, and mobile devices.
  • Professional in all forms of communications such as email, phone calls, video calls and text messaging to ensure the ability to build strong relationships, trust, and client satisfaction.

  • Excellent time management skills with the ability to change activity frequently and cope with interruptions.

  • Availability to travel on occasion to attend industry conferences or events.

PHYSICAL AND ENVIORNMENTAL REQUIREMENTS

To perform this job successfully, an individual must possess certain physical abilities and be able to withstand work related environmental conditions.

PHYSICAL AND DEXTERITY REQUIREMENTS: Physical and dexterity refers to the requirement for physical exertion and coordination of limb and body movement.

Requires medium to heavy work that involves walking, standing, stooping, lifting, pushing, and raising objects and involves exerting between 20 to 50 pounds of force on a regular and recurring basis and 50 to 100 pounds of force on an occasional basis.

ENVIRONMENTAL HAZARDS: Environmental hazards refer to the job conditions that may lead to injury or health hazards even though precautions have been taken.

The job may risk exposure to extreme heat and/or cold, bright/dim light, dusts and pollen, wet or humid conditions, extreme noise levels, animals/wildlife, vibrations, fumes and/or noxious odors, traffic, moving machinery, electrical shock, heights, disease/pathogens, toxic/caustic chemicals and explosives.

SENSORY REQUIREMENTS: Sensory ability refers to hearing, sight, touch, taste, and smell required by the job.

The job requires normal visual acuity and field of vision, hearing, speaking, color perception, sense of smell, depth perception, and texture perception.

Compensation

Pay Range: $18.00 to $21.00 per hour.
